Houses Built for Working Families
Hawthorne sits near the geographic center of Westchester County, between Route 9A and the Taconic State Parkway, with the Sprain Brook Parkway running through the middle. In the early 1890s, developer Louis Smadbeck began buying farms here and dividing them into lots sold to working- and middle-class buyers moving out of the city. Today the hamlet has 1,669 homes (2020 census).
Many of those houses have one or two modest baths that have been redone once or twice already, often over old layers. We take them back to the studs so the new shower is built on sound framing. The bath pictured is a Guardian walk-in shower finished in large-format marble-look porcelain.

Mount Pleasant's Current Permit Rules
The Town changed how it takes applications in 2026. Here’s what that means for a bath.
Paperless filing
Effective July 1, 2026, every document is uploaded through the Online Service Center. We prepare the PDFs.
2025 codes
Since January 1, 2026, plans must reference the 2025 codes or they’re returned as incomplete.
Electrical certificate
Required at the end when electrical work was done, such as a new fan or lighting circuit.
Affidavit of Final Cost
A notarized statement of the final project cost before the Town closes the permit.
Run by One Project Manager
Guardian is a family business that has been remodeling since 1980. Plumbing, electrical and other specialty trades are done by licensed subcontractors, supervised by a Guardian project manager who also handles the Town uploads and inspection requests. Hawthorne Bathroom Remodeling FAQs
Who issues bathroom permits in Hawthorne?
Hawthorne is a hamlet in the Town of Mount Pleasant, so the Town’s Building Department at One Town Hall Plaza in Valhalla reviews it. The building line is 914-742-2305, and Town Hall is open 8:30 a.m. to 4:30 p.m., Monday through Friday.
Can I still submit paper plans?
No. Since July 1, 2026, Mount Pleasant has used a paperless permitting process, and all application documents are uploaded through the Town’s Online Service Center.
Which code edition do the plans have to follow?
Since January 1, 2026, the Town requires applications to reference the 2025 codes. An application drawn to the 2020 code is considered incomplete and returned.
What is needed to close out the permit?
The Town asks for a notarized Affidavit of Final Cost, and if electrical work was done, an electrical certificate. We gather both so the final paperwork doesn’t hold up the job.
What warranty do I get?
One year on Guardian’s workmanship, in writing, plus the manufacturers’ warranties on fixtures and glass.
