Kitchen Remodeling in Hawthorne, NY
Westchester Kitchen Remodeling Service Serving Hawthorne
Kitchen remodels for Hawthorne’s older commuter houses and post-war homes, drawn to the 2025 codes Mount Pleasant now requires. Guardian has remodeled homes since 1980.
From Hammond's Mills to a Train-Line Hamlet
Hawthorne has had three names. It started as Hammond’s Mills, became Unionville after the Revolutionary War, got a Harlem Division railroad station in 1847, and was renamed Hawthorne shortly after 1901, in honor of Rose Hawthorne Lathrop, who founded Rosary Hill Home nearby. The hamlet sits inside the Town of Mount Pleasant, hemmed in by Route 9A, the Taconic State Parkway and the Sprain Brook Parkway.
That history shows up in the kitchens we see. Houses near the station tend to have small, closed kitchens at the back of the house, often with a chimney chase or a stair in the way. The houses built later on the hillside lots are roomier, but their kitchens still face away from the yard. Most Hawthorne kitchen projects come down to one question: which wall can move?

Opening the Back of the House
In a typical Hawthorne remodel we take out part of the wall between kitchen and dining room, carry the load on a new beam, and turn the old counter run into an island. The sink stays near its drain line when we can, which keeps the plumbing work and the cost down.
The kitchen pictured is a Guardian remodel with cream shaker cabinets, a natural wood island and a quartz top, the kind of mixed finish that works in a house with older trim.
What Mount Pleasant Looks For
The Town updated its rules in 2026. These are the items that matter for a kitchen.
Res Check energy report
Plans have to show compliance with the 2025 IRC and Energy Code. Open walls get insulation to match.
Online filing
Since July 1, 2026, documents are uploaded through the Town’s Online Service Center, labeled the way the portal asks.
Plumbing inspections
Done by the Town Building Department before walls close.
Close-out
A notarized Affidavit of Final Cost and, with electrical work, an electrical certificate before the Certificate of Compliance.
Who Does the Work
Guardian is a family-run company that has been remodeling homes since 1980. Our own crews handle demolition, framing, cabinets and finish carpentry. Electrical and plumbing go to licensed, insured subcontractors, supervised by a Guardian project manager who is your one contact from the first measurement to the Town’s final inspection. We work under Westchester County HIC #WC-38383-H24.

Hawthorne Kitchen Questions
Does a Hawthorne kitchen remodel need a Mount Pleasant permit?
The Town’s Building Department says residential properties need a building permit for any structural improvements, changes and renovations. A same-layout cabinet swap is usually simpler than a new layout, but once walls, plumbing lines or circuits change, the job is filed with the Town.
What is the energy compliance report the Town asks for?
Mount Pleasant asks that plans show they meet the 2025 International Residential Code and Energy Code, using a Res Check report. When a kitchen wall is opened, the insulation in it has to be brought up to what that report shows.
Can we add a second kitchen for a parent or a grown child?
A second kitchen that creates a separate living unit is an accessory apartment, and in Mount Pleasant those go to the Planning and Zoning division (914-742-2330), not just the Building Department. Ask us early so we can check zoning before you buy cabinets.
Who inspects the kitchen plumbing?
Plumbing inspections are handled by the Mount Pleasant Building Department. The plumbing itself is done by a licensed, insured plumber working under a Guardian project manager.
What warranty do we get on the kitchen?
One year on Guardian’s workmanship, in writing. Cabinets, counters and appliances also carry their makers’ warranties.
