Building Around Lake Mahopac
Lake Mahopac is the center of the hamlet: 583 acres of water with a privately owned shoreline and roads looping around it. Many lakeside and lake-view lots were laid out for summer cottages a century ago, and some still hold them. Others carry houses expanded so many times that a rebuild is simpler than another renovation.
Those lots are often narrow, steep toward the water and close to neighbors. A new house has to fit the setbacks, keep runoff off the lake and still leave room for a septic system that meets today’s code. That’s the puzzle we help solve.

What the Watershed Does and Doesn't Cover Here
It’s a common question, and the answer matters for a lake lot. According to the New York State DEC, Lake Mahopac is not part of the New York City watershed, so the City’s 300-foot setbacks from controlled lakes don’t apply to the lake itself. The controlled lakes in the Town of Carmel are Kirk Lake, Lake Gleneida and Lake Gilead.
That doesn’t make every Mahopac parcel watershed-free. Land elsewhere in the hamlet can drain toward City reservoirs, and streams and wetlands bring their own setbacks under the Town’s wetland law and County rules. We look up the parcel rather than assuming.
A Mahopac Teardown, Step by Step
Septic evaluation
Putnam County requires one by a licensed design professional for a full teardown-rebuild, to current code or the best the lot allows.
Lot check
Older cottage lots are often below today’s minimum size; the survey tells us whether a variance is needed.
Wetland buffer
Town review for work within a wetland or its 100-foot buffer.
Demolition
Utility disconnects and an asbestos survey where required before the house comes down.
Building permit
Sealed plans with the Board of Health’s bedroom count, at 60 McAlpin Avenue.
Construction
Tight-site logistics: deliveries, staging and erosion control close to the water.
Lake Lot Logistics
Building on a small lake lot is as much about logistics as design. Delivery trucks may need to stage on a narrow road, excavation has to stay within silt fencing, and a crane day for trusses or a steel beam is planned around neighbors. We schedule those days in advance and keep the site tidy because, in Mahopac, the neighbors are watching from their docks.
If a full rebuild isn’t right, we also handle Mahopac additions, kitchens and roofs.
Mahopac New Home FAQs
Is Lake Mahopac part of the NYC watershed?
The lake itself isn’t. New York State DEC describes Lake Mahopac as one of the few Putnam County water bodies that isn’t part of the New York City watershed. The City’s controlled lakes in the Town of Carmel are Kirk Lake, Lake Gleneida and Lake Gilead. Other Mahopac parcels can still drain toward City reservoirs or sit near regulated streams, so we check each address.
Can we tear down an old lake cottage and build a year-round house?
Often, yes. Putnam County requires a septic evaluation by a licensed design professional for a full teardown and rebuild, and many cottage lots are smaller than today’s minimums, so a variance can be part of the process. We look at both before you commit to a design.
Who issues permits in Mahopac?
Mahopac is a hamlet in the Town of Carmel. Permits come from the Town’s Building Department at 60 McAlpin Avenue in Mahopac, with septic approvals from the Putnam County Department of Health.
What about work near the shoreline?
The Town regulates wetlands and a 100-foot buffer around them, and close to the lake, drainage and erosion control get extra attention. Shoreline work such as docks and walls has its own approvals, separate from the house.
