Raised Ranch Kitchens: The Mahopac Classic

A large share of Mahopac’s houses are raised ranches and split-levels built as the hamlet grew into a commuter suburb. The kitchen is upstairs, usually closed off from the living room by a wall, with one window over the sink and cabinets that stop well short of the ceiling.

The fix we build most is an open kitchen with an island or peninsula where that wall used to be, cabinets to the ceiling, and lighting that finally reaches the counters. Because the kitchen sits over the lower level, plumbing and ductwork can usually be rerouted through the ceiling below with little fuss.

Lake Houses and Well Water

Closer to Lake Mahopac you’ll find former summer cottages that became year-round homes. Their kitchens are small and the framing is often lighter than modern code, so we check floor joists before we load a room with stone counters and a big refrigerator.

Most homes outside the water districts run on private wells. Hard or iron-heavy water marks faucets and stains sinks, and it can shorten the life of dishwashers and refrigerator ice makers. We recommend testing the water and, where needed, putting in treatment as part of the remodel. Choosing fixture finishes that hide spotting also helps.

Popular Mahopac Kitchen Upgrades

Island with seating

The most-requested change in an opened-up raised ranch kitchen.

Ceiling-height cabinets

More storage and no dusty gap above the uppers.

Induction or propane range

Picked to match your electrical service and how you cook.

Walk-in pantry or mudroom wall

Often borrowed from a hall closet or the entry next to the kitchen.

Mahopac Kitchen Questions

Who issues kitchen permits in Mahopac?

The Town of Carmel Building Department, at Town Hall, 60 McAlpin Avenue in Mahopac. Moving plumbing, adding circuits or removing walls generally calls for a permit, and we prepare and file it.

Can we open the wall between the kitchen and living room in our raised ranch?

Often, yes. In many raised ranches that wall, or the ceiling above it, carries load from the roof. We have it checked and, if needed, install a beam so the wall can come out. A flush beam hidden in the ceiling gives the cleanest look.

We cook on propane. Can we switch to induction?

Yes, if your electrical service can support it. Many Mahopac homes have no natural gas line, so the choice is propane or electric. We check the panel during the walk-through. Some homes need a service upgrade before they can add induction, double ovens and other new appliances.

Should we install a garbage disposal if we're on septic?

Ask your septic service first. Disposals add food solids to the tank, which can mean more frequent pumping. Many septic homeowners skip the disposal and use a compost bin instead.

How long will we be without a kitchen?

It depends mostly on cabinet and counter lead times, so we order early and don’t start demolition until materials are confirmed. We can also set up a temporary sink and microwave area.
