Home Additions in Ossining, NY

Westchester Home Addition Service Serving Ossining

Rear additions, second stories and bump-outs for homes in the Village and Town of Ossining, with design review handled by Guardian.

Room to Grow on Hudson River Hills

Ossining was incorporated as the Village of Sing Sing in 1813 and still has a dense historic core on the hills above the Hudson. Lots in the village tend to be tight and steep, so additions often go up or out the back rather than out the side.

Outside the village, the Town’s unincorporated neighborhoods have more land and newer houses, where a family room or primary suite on the ground floor is often possible.

Who Does the Work

Guardian has been building since 1980 and holds Westchester County HIC #WC-38383-H24. The photo above shows our crew on one of our builds. Licensed, insured subcontractors handle plumbing, electrical and HVAC, supervised by a Guardian project manager, and workmanship carries a one-year written warranty. Financing available. Planning Around a Steep Lot

Many Ossining streets climb steeply from the river, and lots often slope front to back or side to side. That can be an advantage: a walk-out lower level under a rear addition gives you two floors of space on one foundation. It also means paying attention to drainage, retaining walls and how materials get delivered. We review all of this during the site visit, before design starts.

Ossining Addition FAQs

Village or Town: who gets my application?

It depends on your address. Homes in the Village of Ossining apply to the Village Building Department, which offers online permitting. Homes in the unincorporated Town apply to the Town Building Department at the Operations Center on Route 9A.

Does an addition need design review in the Village?

Usually. The Village Planning Board acts as the Board of Architectural Review for exterior changes that need a permit. In the Downtown Ossining and Sparta historic districts, you also need a Certificate of Appropriateness from the Historic Preservation Commission, filed at the same time.

What insurance paperwork does the Village want?

The Village application asks for a liability certificate naming the Village as certificate holder and additional insured, workers’ comp and disability forms on the state’s own forms (Acord forms are not accepted), and a copy of the contractor’s Westchester County license.

When do the plumber and electrician file?

In the Village, the Westchester-licensed plumber and electrician apply for their permits after the building permit is issued.
