Home Additions in Yonkers, NY

Westchester Home Addition Service Serving Yonkers

Second stories, rear extensions and dormers for one- and two-family homes across Yonkers, built by a contractor that holds a City of Yonkers license.

Licensed by the City, Not Just the County

Yonkers is one of the few places in our area where a county license is not enough. The City requires its own Home Improvement Contractor license for work on one- to three-family homes, and the Department of Housing and Buildings checks it before issuing a permit.

Guardian holds City of Yonkers Home Improvement Contractor license #8580 (valid through December 31, 2026), along with Westchester County HIC #WC-38383-H24. When we file, the paperwork is already in order, so your permit is not held up over a license question.

Yonkers Houses and the Additions That Suit Them

Yonkers runs from the Hudson to the Bronx River, with hills in between. Neighborhoods range from older two-family houses near Getty Square and along the Saw Mill River valley to larger single-family streets on the east side. Many owners have more family than bedrooms, and moving within the city is expensive.

House typeAdditions we often build
Two-family on a narrow lotA second-story addition over one unit, or a rear extension where setbacks allow
Cape or bungalowFull or shed dormers to make the attic livable
Hillside colonialA rear addition with a walk-out level below
RanchA second floor on the existing foundation, if it can carry the load

How a Yonkers Addition Moves Forward

1. Survey and zoning

We review the lot survey, zone and setbacks with your architect.

2. Drawings

Signed and sealed plans; Guardian can recommend architects for the project type.

3. Filing

We submit through City Squared with the transmittal letter, plans, insurance and USB copies.

4. Build

Foundation, framing, roofing and siding, with City inspections at each stage.

5. Close-out

Certificate of completion or occupancy, and a final walk-through with you.

Working on Tight City Lots

On a dense block, logistics matter as much as carpentry. We plan dumpster placement and deliveries ahead of time, protect the neighbor’s side of a shared driveway, and keep the site swept at the end of the day. If a second story means opening the roof, we schedule that phase for a dry stretch and keep the house covered every night.

The photo above shows a Guardian crew framing a two-story structure on a new foundation. Plumbing and electrical are done by licensed, insured subcontractors, supervised by our project manager. We have been building since 1980, our workmanship warranty is one year in writing, and financing is available.

Yonkers Home Addition FAQs

Does my contractor need a Yonkers license?

Yes. The City requires a Yonkers Home Improvement Contractor license for renovation work on one- to three-family homes, on top of the Westchester County license. Guardian holds City of Yonkers Home Improvement Contractor license #8580 (valid through December 31, 2026) and Westchester County HIC #WC-38383-H24.

How are permit applications filed in Yonkers?

Through the City Squared online filing portal for the Department of Housing and Buildings. The City’s checklist asks for a transmittal letter, two sets of plans and the application with insurance documents, with any physical documents also provided on a USB drive.

Can back taxes hold up a permit?

They can. Under the City’s 2013 local law on delinquent taxes, a building permit may be refused until unpaid City or County property taxes on that property are paid.

Does an addition to a two-family house need site plan approval?

Usually not. The zoning code exempts building permits for detached one-family and two-family homes from site plan approval. Excavation or tree clearing on a steep lot can still bring the Planning Board in, and we check that during design.

Can I add a rental unit?

The City has an accessory apartment affidavit and its own rules for accessory units. Whether one is allowed depends on your zone and the house, so we review it with the Department of Housing and Buildings before design.
