Yorktown Additions Begin With Three Questions
Yorktown’s housing is mostly postwar and late-20th-century: ranches, raised ranches, splits and colonials on lots large enough to grow. That makes it good territory for additions, but three questions shape every project here.
- Sewer or septic? It changes who signs off and whether a bedroom can be added without a new system.
- How close is the nearest wetland? Yorktown has many streams, ponds and wetlands, and Chapter 178 regulates the area around them.
- Will it be referred for review? The Building Department decides whether design review, a variance or SEQRA applies.

Additions We Plan for Yorktown Homes
- Raised-ranch makeovers. A front addition or a second floor over the lower level to modernize a 1960s or 1970s house.
- Kitchen and family room extensions. Pushing out the back of the house toward the yard.
- In-law suites. Ground-floor living space with a bath, useful for multigenerational families.
- Garage additions. An attached garage with a bonus room or a bedroom above.
For a smaller change, a finished basement or a kitchen remodel can be compared with an addition on cost.
Yorktown Heights Addition FAQs
Is my Yorktown house on sewer or septic, and why does it matter?
Parts of Yorktown are served by Town sewer districts and others rely on septic. For a house on septic, two sets of plans are endorsed by the Town inspector and taken to the Westchester County Department of Health for sign-off. For a sewered house, a sewer permit from Town Engineering may be needed instead.
Our yard backs onto a wetland. Can we still add on?
Possibly. Yorktown regulates wetlands and a buffer around them under Chapter 178. Small projects may qualify for an administrative permit, but a building addition with more than 800 square feet of ground footprint within 50 feet of a wetland can’t. Non-administrative permits go to the Conservation Board, and the Town’s application fees are $800 and $1,800 respectively.
Who reviews the design?
Depending on the project, the Building Department may refer it to the Advisory Board on Architecture and Community Appearance, the Zoning Board for a variance, or for wetland, floodplain or environmental review. We find out which applies before design is final.
Where are permits filed?
At the Building Department in Town Hall, 363 Underhill Avenue, Yorktown Heights, (914) 962-5722 ext. 233.
