Where New Houses Get Built in Yorktown

Yorktown was built out mostly after World War II, so building a new home here usually means one of three situations. One is replacing a small postwar ranch or cape on a good lot. Another is building on one of the remaining wooded parcels in the northern and eastern parts of town. The third is putting a new house on a lake lot around Mohegan Lake, where the original cottage is long past its useful life.

Each one sets up the project differently. The teardown is mostly about zoning and demolition. The wooded parcel is about wetlands, trees and the driveway. The lake lot is about septic space, slopes and how close you can build to the water.

Land Questions We Answer First

Wetlands & buffers

Chapter 178 sets permit levels by size and distance from the wetland. A large footprint near the buffer needs a full permit.

Watershed

Much of the Town drains to the New Croton and Amawalk reservoirs, so erosion control and septic design get close attention.

Trees

Protected and specimen trees, and larger woodland clearing, are regulated through the Engineering Department.

Sewer or septic

Some areas are in Town sewer districts. Elsewhere, an engineered septic system and County Health approval are needed.

Survey

A licensed surveyor’s map with topography sets the house, driveway and septic locations.

Design review

ABACA review where the lot is in an approved subdivision.

How We Manage the Build

Once the approvals are in hand, a Guardian project manager runs the job day to day: excavation and foundation, framing, roofing, mechanical rough-ins, insulation and finishes. Licensed, insured subcontractors do the specialty trades, and the Town’s inspections are scheduled at each stage so nothing gets covered before it’s approved.

You get written pricing before any change is built, regular walk-throughs and one person to call. When the house is finished, we close out the punch list and provide a one-year written workmanship warranty.

Yorktown Heights New Home FAQs

What does Yorktown require for a new house permit?

Generally three sets of plans sealed by a New York architect or engineer, a survey by a New York State licensed land surveyor and a completed application filed at Town Hall, 363 Underhill Avenue. Yorktown also requires Westchester County licenses for the contractor, electrician and plumber, which our team carries.

Our lot is near a wetland. Can we still build?

Often, yes, with the right permit. Yorktown regulates wetlands and a buffer around them under Chapter 178. Smaller work can sometimes be approved administratively, but a house or large addition close to a wetland generally needs a full permit, with review by the Conservation Board. We map the wetland boundary early so the house is placed where it can be approved.

How do septic approvals work for a new house?

If the lot isn’t in a Town sewer district, the septic system is designed by an engineer and approved by the Westchester County Department of Health. The Town’s procedure has two sets of plans endorsed by the Town inspector and taken to the County. On a sewered lot, a sewer connection permit applies instead.

Does a new house need design review?

Sometimes. Yorktown’s Advisory Board on Architecture and Community Appearance (ABACA) reviews houses in approved subdivisions and other projects the Town sends to it. On an individual lot outside a subdivision, ABACA review usually isn’t required.
