From Summer Resort to Year-Round Homes
By the middle of the 1800s Mahopac had become a summer resort, with the New York and Harlem Railroad bringing visitors from the city and hotels lining Lake Mahopac. It stayed mostly a summer place until after World War II, when the parkways made year-round commuting practical, and many seasonal cottages were winterized and enlarged.
You can still see that history on the outside walls. A typical Mahopac re-siding job covers two or three building eras at once: an original cottage with board sheathing, a 1960s addition with plywood, and a newer garage or sunroom. Each section ages differently, and old siding sometimes hides gaps where they meet. We open the walls, fix the transitions, and make the house read as one building again.
What We Install on Mahopac Houses
Vinyl in clapboard and Dutch lap profiles is the most common request here, because it holds up to lake humidity and doesn’t need painting. Cedar shingles and clapboard suit older lake houses, and vertical board-and-batten works well on gables, garages and modern additions. Each option is priced on its own line in the estimate.
Every wall gets a new water barrier lapped from the bottom up, flashing at each opening, deck ledger and roof-to-wall joint, and new trim, soffit and fascia. The green vinyl house in the photo is one of our own finished jobs. The work is done by licensed, insured subcontractors under a Guardian project manager.

Asbestos check
Older homes can have cement-asbestos shingles. Renovation filings call for an asbestos survey where it applies, and we arrange testing before removal.
Pre-1955 houses
Older homes may need a pre-existing date letter from the Town. We request it when it is needed.

Inspections run weekday mornings with 2 to 3 days’ notice, so we schedule around them.

Who issues siding permits in Mahopac?
Mahopac is a hamlet of the Town of Carmel, so the Town of Carmel Building Department handles permits, at 60 McAlpin Avenue in Mahopac (845-628-1500, open 8:30 a.m. to 4:30 p.m. on weekdays).
Does residing my house need a permit?
The Town requires building permits for alterations as well as new construction, so plan on one when walls are opened or rebuilt. Simple repairs may not need one. We confirm the requirement for your exact scope before the estimate is final.
How do inspections get scheduled?
The Building Department does inspections Monday through Friday between 9:30 a.m. and 1 p.m., and asks for two to three days’ notice. Your Guardian project manager books them and meets the inspector.
My cottage is older than 1955. Does that matter?
The Town issues certificates of occupancy for most structures but notes exceptions for detached sheds and structures built before 1955. If your home predates 1955, we may need a pre-existing date letter (the Town charges $75) when paperwork asks for proof of the house’s status. We’ll tell you if it applies.
What warranty comes with siding?
One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
