How a Roof Gets Permitted in North Castle

Armonk isn’t a village, so roofing permits come from the Town of North Castle Building Department, which works out of the Town Hall Annex at 17 Bedford Road. The Town publishes a customer guide to the permit process, and it is worth knowing three things from it before you hire anyone.

What the Town saysWhat it means for your roof
Applications go online, and roofs are a listed permit typeWe file for you and send you the application number
The contractor must hold a Westchester County HIC licenseOur license and insurance certificates go in with the application
First review goal is 2 to 4 weeks; re-reviews 2 to 3 weeksWe schedule your tear-off around the permit, not before it
Inspections are requested the day beforeYour project manager books them and meets the inspector

Some projects also get referred to a board. If a roof job grows into a new dormer or a changed roofline, the Town can send it to the Architectural Review Board before a permit is issued. We tell you early if that’s likely.

Roofs Under the Trees

Much of Armonk is built on large, wooded lots, and the roofs show it. Oaks and maples drop leaves and seed pods into the valleys, gutters stay wet, and the north-facing slopes of many houses never fully dry out. That combination is where we find soft decking and failed underlayment, usually in the same few places on every roof.

On a North Castle replacement we strip to the deck, replace the boards that have gone soft, install ice and water barrier along the eaves and in every valley, and add synthetic underlayment over the rest. Then we set new drip edge, step flashing and chimney flashing, and balance the intake and exhaust vents so the attic can dry.

Armonk Roofing FAQs

Do I need a permit to replace my roof in Armonk?

Plan on one. Armonk is a hamlet of the Town of North Castle, and the Town’s online permitting lists roofs and siding among the work it takes applications for. The Building Department is at 17 Bedford Road. We confirm the scope with the Town and file the application with your sign-off.

What does North Castle want from the roofing contractor?

The Town’s residential application asks for the contractor’s Westchester County home improvement license, along with insurance certificates. Ours is Westchester County HIC #WC-38383-H24, and we keep the certificates current so the file isn’t held up.

How long does North Castle take to review an application?

The Town’s customer guide sets a goal of two to four weeks for the first review and two to three weeks for re-reviews when changes are needed. A complete application is the best way to stay at the short end of that range.

Our house is on a wooded lot off Route 22. What should we expect?

More debris in the valleys and gutters, more shade, and often moss on the north slope. We clear and inspect the valleys, replace soft decking we find under them, and add ice barrier at the eaves and valleys before new shingles go on.

What warranty comes with an Armonk roof?

Ten years on the roofing work and one year on workmanship for the rest of the job, in writing, plus the shingle maker’s product warranty.
