Larchmont Treats Every Roof as a Permit Job
Some towns let a straight re-shingle slide. Larchmont doesn’t. The Village Building Department lists altering or replacing a roof among the jobs that need a permit, and its FAQ answers the shingles-only question directly: a permit is still required, filed together with the contractor’s appraisal. Starting without one costs triple the normal permit fee, and legalizing old unpermitted work runs $500 plus $45 per thousand dollars of construction cost.
| Village requirement | What Guardian does |
|---|---|
| Permit application with contractor’s appraisal | Prepared from our written estimate |
| $1,000,000 liability naming the Village | Certificate ordered before filing |
| Workers’ comp and disability insurance | Attached to the application |
| Westchester County license copy | Westchester County HIC #WC-38383-H24 |
| Builder’s Affidavit before the final inspection | Completed at the end of the job |
Review typically takes three to four weeks at Village Hall, 120 Larchmont Avenue, though small applications can move faster. We file as soon as you sign so the clock starts early.

When the Board of Architectural Review Gets Involved
Larchmont’s code sends permit applications for exterior alterations to the Board of Architectural Review within 10 days, with an exception for nonstructural repairs and replacements in kind. For most roofs that’s the path: same material, same profile, same roofline, Building Department only.
If you want to change materials, say from asphalt to standing-seam metal or slate-look shingles, or change the roof shape, the Board may need to see it first. It typically meets on the last Wednesday of the month, skipping August, and its approval isn’t a permit, so the Building Department still reviews the plans afterward. We tell you up front which path your roof is on.
What We Look For on Larchmont Roofs
Wind exposure
Houses near the water see stronger gusts, so we check nailing and starter courses at eaves and rakes.
Chimney flashing
Older brick chimneys get new step and counter flashing, not just caulk.
Low-slope porches
Shallow porch and sunroom roofs get a membrane rather than shingles.
Attic airflow
Balanced intake and exhaust venting to keep heat and moisture out of the attic.
Who Is on Your Roof
Guardian has been in the trades since 1980 and is a GAF Certified™ Roofing Contractor (2026). Roofing crews are licensed, insured subcontractors supervised by a Guardian project manager, who also books the Village inspections and walks the finished roof with you. Every replacement is torn off to the deck, repaired where the boards are soft, then covered with ice barrier, underlayment, new drip edge and flashing before the shingles go on.

Larchmont Roofing FAQs
Do I need a permit just to replace shingles in Larchmont?
Yes. The Village Building Department’s FAQ says a building permit is needed to alter or replace a roof, whether it’s only the shingles or the whole structural roof, and the application is filed with the contractor’s appraisal of the job’s cost.
What does the Village require from the roofer?
Workers’ compensation and disability coverage, general liability of at least $1,000,000 with the Village named as certificate holder and additional insured, and a copy of the contractor’s Westchester County license, submitted with the application. We send all of it with the filing.
Does a roof replacement go to the Board of Architectural Review?
Section 301-5A of the Village Code refers exterior alteration permits to the Board of Architectural Review, but nonstructural in-kind repairs and replacements, as the Building Inspector determines, are excepted. A like-for-like tear-off usually stays with the Building Department; a new material or roof shape may not.
What hours can the crew work?
Construction noise is allowed 8 a.m. to 7 p.m. on weekdays and 9 a.m. to 6 p.m. on Saturdays. Loud equipment isn’t allowed on Sundays and listed holidays. We schedule tear-offs on weekdays.
What warranty do you give on a Larchmont roof?
Ten years on the roof we install and one year on all other workmanship, both in writing. The shingle manufacturer’s product warranty is separate.
