The Question That Shapes a Larchmont Siding Job
Is it in-kind, or is it a change? In the Village of Larchmont, that one question decides whether your siding project is a routine permit or goes before the Board of Architectural Review. Chapter 301 of the Village Code refers exterior alterations and remodeling to the Board. It exempts nonstructural, in-kind repairs and replacements, as determined by the Building Inspector.
- Likely in-kind. Replacing worn cedar shingles with matching cedar shingles at the same exposure.
- Likely a change. Switching shingles to clapboard or vinyl, or changing trim profiles or the overall look.
- Ask first. Anything in between. We put the question to the Building Inspector before we price it.
Salt Air, Shade and Old Shingles
Larchmont houses sit close to Long Island Sound and under mature trees, and the siding shows it. We see cedar shingles cupped on shaded walls, paint failing where moisture is trapped behind it, and rot at the bottom courses where splash-back hits. On older houses there’s often a layer of siding hiding the original underneath.
We strip to the sheathing, replace what’s soft, and lap a water-resistive barrier from the bottom up. We flash every opening and roof-to-wall joint before new siding goes on. The photo shows black vertical siding we installed on one of our own projects.

Does every siding job in Larchmont go to the Board of Architectural Review?
Not every one. The Village Code sends building permit applications for exterior alterations or remodeling to the Board of Architectural Review, but it exempts repairs and replacements the Building Inspector finds to be nonstructural and in-kind. Matching what’s there is often treated differently from a new material or look.
How fast does the referral happen?
The Code says a qualifying application goes to the Board within 10 days of filing. The Board meets on the last Wednesday of the month, except in August, so we plan the filing date around that meeting.
If the Board approves, can work start?
Not yet. In Larchmont, Board approval isn’t a building permit. The permit application has to match the approved drawings, and building permit review can take three to four weeks.
Where is the Building Department?
Village Hall, 120 Larchmont Avenue, 914-834-4349. It asks for a Code Compliance Worksheet, the contractor’s Westchester license and insurance, which we provide.
What warranty comes with siding?
One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
