Remodeling Within a Small Footprint

Larchmont’s houses mostly date from the early 1900s through the 1930s, built close together on compact lots, many within walking distance of the train and the Sound. Setbacks and coverage leave little room to build out, so the best whole-house renovations here find space inside the walls:

  • Finishing an attic under a steep roof as a bedroom, office or playroom.
  • Opening a closed kitchen to the dining room for a modern family layout.
  • Turning a back porch or sunroom into year-round space.
  • Rearranging the second floor to fit a real primary suite.

What a Century-Old House Needs

Behind the plaster, a 100-year-old Larchmont house usually has some mix of knob-and-tube or early wiring, galvanized plumbing, radiators that may or may not be worth keeping, and almost no insulation. A whole-home remodel is the right time to modernize all of it. We test for asbestos and follow lead-safe practices before anything is disturbed, then rewire, re-pipe and insulate before new walls go up.

We also try to keep what makes these houses special: stair railings, built-ins, oak floors, original doors and trim. Where details have to be replaced, we match them.

Larchmont Whole-Home Remodeling FAQs

Village of Larchmont or Town of Mamaroneck: who handles my permit?

It depends on where the house is. The Village of Larchmont Building/Engineering Department handles permits only within the Village. Many homes with a Larchmont address are in the unincorporated Town of Mamaroneck, which has its own Building Department. We confirm from your tax records first.

Does a whole-house renovation need architectural review?

If the exterior changes, likely yes. In the Village, the Board of Architectural Review reviews exterior construction and alterations and meets monthly except in July and August. Unincorporated Larchmont has a separate Town process. Interior-only work usually goes straight to the building permit.

Our house is near the water. What should we know?

Some low-lying areas near the Sound and local streams are in mapped flood zones. In a flood zone, a renovation large enough to count as a substantial improvement can require the whole house to meet flood rules. We check the flood map early.

Where do the contractors park?

Larchmont lots are small and streets are narrow, so logistics matter. We plan dumpster placement, deliveries and parking, and get any street permits needed so neighbors aren’t blocked.

Can we add space without an addition?

Often. Many Larchmont homes have unfinished attics or underused basements. Converting them, or reworking an awkward floor plan, can add a lot of living space within the existing footprint.
