A Small Village With Every Kind of Roof

Mount Kisco packs a lot into about three square miles. Around the downtown, houses from the late 1800s and early 1900s sit on narrow lots with steep gables and tight driveways. Up the hills, postwar capes and split-levels have long, low roofs and attached garages. And a large share of homes are condominiums and townhomes, where roof decisions belong to an association.

Each needs a different plan. On the older houses it is access and protecting neighbors’ property; on the splits it is the low-pitch transition where the two roof levels meet, which is where most leaks start; and on association buildings it is a clear written scope a board can vote on.

The Mount Kisco Permit, Step by Step

StepWhat the Village asks for
ApplicationCompleted Building Department application, with all applicable questions answered
Contractor documentsLiability, disability and workers’ comp certificates naming the Village/Town, plus the Westchester HIC license
PlansSealed plans by a NY architect or engineer when the work exceeds $20,000 or is structural
TreesVillage Naturalist approval before removing or altering a tree, including limbs over a roof
ARB (if needed)Street-façade changes go to the Architectural Review Board before the permit

Overhanging limbs are a common Mount Kisco issue. If a tree has to be cut back for the crew to work, we flag it early because the Village wants its tree application approved first.

Mount Kisco Roofing FAQs

Who issues roofing permits in Mount Kisco?

The Village/Town of Mount Kisco Building Department, on the first floor of Village Hall at 104 Main Street. Mount Kisco is both a village and a town with the same boundaries, so there is only one department to deal with.

What does the Village need from a roofer?

Proof of liability, disability and workers’ compensation insurance with the Village/Town listed as certificate holder, and for residential work a copy of the contractor’s Westchester County home improvement license. We send these with the application.

Does a roof replacement go to the Architectural Review Board?

Not usually, if the new roof matches the old one. The ARB reviews alterations to the street façade of a single-family house, so a new dormer, a changed roof shape or a dramatically different material on the street side can bring it in. The Board meets on the third Wednesday of each month, with a deadline about two weeks earlier.

We live in a condo. Can you replace our roof?

For condominiums and townhomes the roof is usually common property, so the association, not the owner, decides. We are happy to inspect and give the board a written estimate.

What warranty do you give?

Ten years on the roofing and one year on workmanship for everything else, in writing, plus the manufacturer’s product warranty.
