General Contractor in Mount Kisco, NY

Westchester General Contracting Service Serving Mount Kisco

One accountable contractor for renovations, whole-floor remodels, additions and condo projects in Mount Kisco. Guardian handles the Village filing, schedules the licensed trades and runs the site through final inspection.

Why Hire a General Contractor Here

Mount Kisco packs a lot of variety into a few square miles: older houses on the streets around Main Street and Lexington Avenue, postwar capes and splits on the hills, and a large stock of condominiums and townhomes. Because the Village and the Town share the same boundaries, there’s one Building Department at 104 Main Street, which keeps things simpler. The projects themselves often aren’t simple.

A kitchen move can mean new framing, a larger electrical service, relocated plumbing and a new gas line. A basement conversion brings egress, moisture control and insulation. A condo bathroom has to satisfy the Village and the board. A general contractor keeps all of it in one plan, one schedule and one contract, so the pieces fit together.

Our Role, Start to Finish

  • Before construction. Site visit, written itemized estimate, coordination with your architect, permit drawings and the Village application with insurance and license certificates.
  • Scheduling. A sequenced calendar for demolition, framing, rough trades, inspections and finishes, shared with you.
  • Supervision. A Guardian project manager on the job, with licensed, insured electricians, plumbers and HVAC installers working under our supervision.
  • Inspections. Rough and final inspections booked in order so work isn’t covered before it’s approved.
  • Changes. Anything unexpected documented with a written change order before we proceed.

Mount Kisco General Contractor FAQs

Do we need an architect for a Mount Kisco renovation?

Often. Mount Kisco requires plans sealed by a New York architect or engineer for work above the Village’s cost threshold and wherever State law calls for them. For smaller interior projects, we can tell you whether sealed drawings are needed before you hire anyone.

What does the Village ask of the contractor?

Proof of liability, disability and workers’ compensation insurance and, for residential work, a Westchester County home improvement license. Guardian holds Westchester County Lic. #WC-38383-H24 and files the certificates with the application.

We live in a condo. Can you work there?

Yes. Condo and townhome projects add an association approval, the building’s insurance requirements and rules on work hours, elevators and parking. We prepare those documents along with the Village permit and follow the association’s rules on site.

Will our project go to the Architectural Review Board?

Usually only if it involves a new house or changes the street façade of a single-family house. Interior renovations and most rear work stay with the Building Department. When a front porch or street-side siding changes, we plan for the ARB’s monthly meeting.

Who inspects the electrical work in Mount Kisco?

Not the Village. Mount Kisco doesn’t issue electrical permits or do electrical inspections. A recognized third-party inspection firm inspects the work and sends the certificate to the Village. Electricians and plumbers working in Mount Kisco have to be licensed by Westchester County. The permit application itself needs a notarized form, the fees, the contractor’s proof of insurance and three sets of plans, and the Village says review generally takes a week to ten days. Nearby: basement finishing in Bedford and Katonah.
