Roofing in Brewster, NY
Westchester & Putnam Roofing Service Serving Brewster
Roof replacement and repair for homes in the Village of Brewster and the surrounding Town of Southeast. Full tear-offs, deck repair, ice barrier, flashing and ventilation, installed by a crew supervised by a Guardian project manager.
Brewster Roofs, From Main Street to the Lakes
Brewster grew up around the railroad, and the village still has 19th-century houses with steep gables, dormers and porches near Main Street and the station. Those roofs have more valleys, more wall flashing and more chimneys than a modern house, and they show their age first at those joints.
Outside the village, the Town of Southeast is a mix of postwar ranches, raised ranches and colonials, lake houses near Peach Lake and Lake Tonetta, and newer subdivisions. Many sit on wooded lots near the Croton reservoirs, where leaves and shade keep a roof wet long after a storm.
Our Brewster Roof Replacement Process
1. Inspection
We check the shingles, deck, flashing, attic ventilation and gutters, and photograph what we find.
2. Permit & materials
Filing with the Village or the Town of Southeast as required, then ordering shingles, underlayment and flashing.
3. Tear-off & deck
Old roofing removed to the deck, soft or rotted sheathing replaced, property protected and cleaned daily.
4. Install & close-out
Ice barrier, underlayment, flashing, shingles and ventilation installed, then final cleanup, magnet sweep and inspection.

Details That Matter on Putnam County Roofs
- Ice barrier: self-adhering membrane at eaves and in valleys, where ice dams form in a Putnam winter.
- Flashing: new step and counter flashing at walls and chimneys rather than reusing old metal.
- Ventilation: balanced intake and exhaust so the attic stays dry and shingles aren’t cooked from below.
- Gutters: checked and adjusted so water leaves the roof and the foundation.
We write the estimate around your actual roof: the number of layers coming off, the condition of the deck and the amount of flashing work, so there are no surprises.
Brewster Roofing FAQs
Do I need a permit to replace my roof in Brewster?
Plan on it. New York’s Uniform Code exempts only ordinary repairs that don’t affect the structure, egress or fire safety, and a full tear-off is more than that. The Town of Southeast’s own guidance says a permit is required for most home improvements. We confirm with the right office before the job is scheduled.
Which building department is mine?
If you’re inside the Village of Brewster, the Village’s own building department handles it; its inspectors work part-time and see people by appointment, so we book early. Most Brewster mailing addresses are actually in the Town of Southeast, whose Building Department is on Main Street in Brewster.
Can you put new shingles over the old ones?
Sometimes, if there is only one existing layer and the deck is sound, but we rarely recommend it. A tear-off lets us inspect and replace rotted sheathing, install ice barrier at the eaves and valleys, and redo flashing properly. Code does not allow a re-cover over two or more existing layers.
Why do roofs near the lakes and reservoirs fail early?
Shade and moisture. Houses around Peach Lake, Lake Tonetta and the reservoirs often sit under tall trees, so roofs stay damp, grow moss and collect debris in valleys and gutters. Good ventilation and clean valley details matter more there than the brand of shingle.
Who handles the permit for a roof in the Village of Brewster?
If the house is inside the village line, the Village of Brewster Building Department at 50 Main Street (845-279-3760) handles it. It is a part-time office that works by appointment, generally Monday and Wednesday from 9 to 3. Outside the village, the Town of Southeast Building Department handles permits. We confirm which applies and file the paperwork.
Do I need a dumpster permit for a tear-off in the village?
The Village has a dumpster permit form, and the owner signs a consent form when the contractor applies. We take care of both before tear-off day.
Can I finance a new roof?
Yes. Guardian offers customer financing through HFS Financial personal home improvement loans. See our financing page to check your options; HFS says checking your options does not affect your credit score.
What warranty comes with a Guardian roof?
Every Guardian roof comes with a written 10-year warranty on our work, plus the manufacturer’s warranty on the materials. We install GAF, Owens Corning and CertainTeed shingles, as well as metal and slate.
