Siding in Mahopac Falls, NY

Westchester & Putnam Siding Service Serving Mahopac Falls

Siding repair and replacement in Mahopac Falls, the wooded hamlet on the Town of Carmel’s north side. Every job is run by one Guardian project manager.

A Hamlet Built Around a Mill

Mahopac Falls grew up around the Red Mills, a grist mill built in 1756 by Roger Morris and Beverly Robinson. During the Revolution, soldiers were stationed there to guard the grain and flour stored for American troops. Later the hamlet had iron mines and, from 1884 to 1931, a railroad. Today it’s a residential hamlet of the Town of Carmel, with homes set among woods, stone walls and streams.

That setting is beautiful, and it’s hard on siding. Shade from oaks and maples keeps north and east walls damp, leaves pile against the bottom courses, and runoff splashes back onto the lowest boards. The siding problems we see here are mostly about moisture, more than sun or salt air.

Siding for Wooded Lots

When we re-side a Mahopac Falls house, we start low. We keep the siding clear of grade and mulch, add or repair flashing where decks and porches meet the wall, and check the sill area for rot. A water barrier lapped from the bottom up goes over repaired sheathing, so water that gets past the siding drains out instead of soaking in.

For the finish, homeowners often choose vinyl clapboard for low maintenance or board-and-batten on gables and garages. Natural cedar works on shaded walls if it’s kept off the ground and finished on all sides. The house in the photo is a Guardian custom home, with black board-and-batten over stone.

Mahopac Falls Siding FAQs

Is Mahopac Falls part of Mahopac?

They’re separate hamlets, but both are in the Town of Carmel, so the same Town of Carmel Building Department on McAlpin Avenue handles permits.

Do I need a permit if my deck is coming off for the siding work?

The Town of Carmel requires a building permit for a deck or patio unless it’s less than 12 inches high at its highest point. If we only remove the deck boards to flash the ledger and put them back, that’s part of the siding job. If the deck is being rebuilt or changed, it may need its own permit, and we sort that out first.

Why is the siding on our north wall green?

Wooded lots keep walls shaded and damp, so algae and mildew grow, and that can mean water is getting behind the siding. We check the sheathing there first.

Can you match the siding on our garage?

Yes. We can re-side detached garages and sheds in the same contract so the colors and profiles match.

What warranty comes with siding?

One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
