Guardian’s office is at 143 Lake Shore Drive West in Carmel, a short drive from Mahopac Falls, so this is one of the places we know best. The hamlet grew around the Red Mills, a grist mill built in 1756 that soldiers guarded during the Revolution because it stored flour for American troops. Later the railroad came through, from 1884 to 1931.

No. Mahopac Falls is a hamlet in the Town of Carmel, so permits go to the Carmel Building Department at 60 McAlpin Avenue in Mahopac (845-628-1500).
Does a kitchen remodel need a permit in the Town of Carmel?
The Town requires building permits for alterations. Replacing cabinets in the same spots may not count, but moving plumbing, adding circuits or removing walls does. We confirm with the Building Department before we start.
How are inspections scheduled?
The Town does inspections Monday to Friday between 9:30 and 1, with two to three days’ notice. Our project manager books them and is there to meet the inspector.
Our house is older. Will that cause problems?
The Town requires a Certificate of Occupancy on completion of work, but structures built before 1955 are an exception to the CO rule. Either way, we check the property file so there are no surprises at closing time.
What warranty do you give?
One year on our workmanship, in writing, plus the manufacturers’ warranties.
