Open up a raised-ranch kitchen, rework a split-level layout or fully renovate a colonial kitchen. Permits through the Town of Yorktown and one Guardian project manager, from Mohegan Lake to Jefferson Valley.
Raised Ranches, Splits and Colonials
Yorktown grew quickly after the Taconic Parkway and the post-war building boom, and a large share of its homes are ranches, raised ranches and split-levels, followed by colonials from the 1970s and 1980s. Their kitchens have a lot in common: a closed U-shaped or galley layout, a wall cutting the kitchen off from the living and dining rooms, and cabinets that stop well short of the ceiling.
In a raised ranch the kitchen is upstairs, so a new layout has to respect the stair opening and the bearing lines below. In a split-level the kitchen is usually on the middle level, between the living room and the bedrooms. Both can be opened up. The planning just looks different.

Yorktown Kitchen Layout Ideas
Common changes we plan for kitchens in the Town of Yorktown:
Open the living-room wall
Remove or open the wall, carry the load on a beam, and add a peninsula or island with seating.
Galley to L-shape
Shift the eat-in area and turn a narrow galley into an L-shape with an island.
Full-height cabinets
Run uppers to the ceiling and add a pantry wall for the storage these kitchens never had.
Brighter kitchens
Bigger windows or a slider to the deck, plus recessed, under-cabinet and pendant lighting.
Dining-room conversion
Fold a rarely used dining room into a larger kitchen with a table-height island.
Code-ready systems
Dedicated appliance circuits, a hood ducted outside, and new supply and drain lines.

- Inspections during construction and a certificate before the new kitchen is used.
Applications filed on or after December 31, 2025 are reviewed under the 2025 New York State codes. We design to whichever code applies when we file.
Yorktown Heights Kitchen Remodeling Questions
Where do I get a kitchen permit in Yorktown Heights?
The Town of Yorktown Building Department at Town Hall, 363 Underhill Avenue, Yorktown Heights. The Town also has an online portal for submitting applications and tracking them. Plumbing, electrical and mechanical work each need their own permit from the Building Department.
Do the plumber and electrician need special licenses?
Yes. The Town of Yorktown requires electricians and plumbers to be licensed by Westchester County. The specialty trades we supervise on Yorktown kitchens hold those licenses.
Can the wall between my raised-ranch kitchen and living room come out?
Often. In many raised ranches that wall, or a section of it, carries the roof or ceiling load. We confirm what it supports and plan a properly sized beam with the drawings the Town needs. When stamped plans are required, an architect or engineer prepares them.
Our home is in Mohegan Lake or Shrub Oak. Same rules?
Yes. Mohegan Lake, Shrub Oak, Jefferson Valley, Crompond and Yorktown Heights are all hamlets of the Town of Yorktown, so the same building department and codes apply.
How long is a Yorktown building permit good for?
According to the Town’s permit application, building permits are valid for one year from issue and can be renewed. The finished work also needs a certificate of occupancy or completion before it can be used. We track both for you.
