Kitchen Remodeling in Rye, NY
Westchester Kitchen Remodeling Service Serving Rye
Kitchen renovations for Rye homes near the Sound and inland, from shingle-style houses on Milton Point to colonials in Greenhaven and Rye Gardens. We plan around City of Rye permits and flood rules, then manage every trade through one Guardian project manager.
First Question: Which Rye Are You In?
Rye is a small city, but its name covers several different jurisdictions. Getting this right first saves weeks.
City of Rye
Most of Rye, including downtown around Purchase Street, Milton Point, Indian Village, Greenhaven and Rye Gardens. Permits come from the City of Rye Building Department.
Rye Neck
Mailing addresses near the Mamaroneck line can be in the Village of Mamaroneck, which has its own building department and rules.
Rye Brook & Port Chester
Separate villages within the Town of Rye, each with its own permit office.
Kitchens on the Water Side of Rye
Homes close to the Sound face things inland kitchens don’t. Low-lying parts of Rye are in mapped flood zones, so a large renovation can trigger floodplain review, and an equipment-heavy kitchen may be better off with outlets, appliances and mechanicals kept high.
Salt air also changes the materials list. Inexpensive hardware and some appliance finishes pit and stain quickly near the water. We specify finishes that hold up, and we vent the range outside rather than recirculating, so humidity doesn’t work into cabinet boxes.
Farther inland, Rye’s older colonials and Tudors have the usual pre-war issues: plaster walls, old wiring and narrow kitchens. These look much like a Scarsdale or Larchmont kitchen project.

How a Rye Kitchen Comes Together
1. Site visit
We measure, check the panel, gas and plumbing, and confirm your jurisdiction and flood zone status.
2. Design & scope
Layout, cabinet line, counters and appliances, with a written, itemized estimate.
3. Permits
Building permit if plumbing, electrical or structure changes, plus floodplain or BAR review if they apply.
4. Build
Demolition, rough plumbing and electrical by licensed subcontractors we supervise, inspections, then cabinets and finishes.
Small Kitchens, Big Expectations
Many Rye kitchens aren’t large, especially in older houses downtown. Tall pantry cabinets, an island sized for the room rather than for a showroom, panel-ready appliances and a full-height backsplash can make a compact kitchen feel finished and calm. Guardian has been family-owned since 1980, and our project managers coordinate cabinet delivery, counter templating and inspections so the work keeps moving.
Rye Kitchen Remodeling FAQs
Do I need a permit to remodel my kitchen in Rye?
It depends on the scope. The City of Rye’s building code exempts some work, such as replacing cabinets and modernizing finishes without changing structure, plumbing or electrical systems. Once you move plumbing, add or alter circuits, or change walls, a building permit is required. Most real kitchen remodels fall in the second group, and we file the application with the City of Rye Building Department.
Our house is in a flood zone. Does that affect a kitchen remodel?
It can. In a FEMA special flood hazard area, Rye requires a floodplain development permit for development, including substantial improvements. Under floodplain rules, if the cost of improvements reaches half of the building’s market value, the whole house may have to be brought into flood compliance. A large kitchen project combined with other work can approach that line, so we look at it before design.
Is my address in the City of Rye?
Not always. Rye Brook and Port Chester are separate villages in the Town of Rye, and the Rye Neck area is in the Village of Mamaroneck. Each has its own building department. We confirm your municipality first.
Does the Board of Architectural Review look at kitchens?
The Rye BAR reviews exterior appearance. An interior kitchen normally isn’t reviewed, but new windows, a garden door or an addition for the kitchen are exterior changes.
What holds up best near the water?
Salt air is hard on metal. We steer coastal clients toward higher-grade stainless or solid brass hardware, sealed stone or quartz counters, and good ventilation. Wood cabinets need stable indoor humidity, so we plan for that too.
Where are Rye kitchen permits filed?
With the City of Rye Building Department at City Hall, 1051 Boston Post Road (914-967-5400, building@ryeny.gov). Rye’s building rules are in Chapter 68 of the City Code. Moving plumbing, changing walls or adding circuits brings in permits and inspections, and we file them before work starts. Planning a bath too? See our bathroom remodeling in Rye page.
Do you remodel kitchens as part of a whole-house project in Rye?
Yes. Many Rye kitchens move walls or open into dining rooms, which is really a whole-home layout change with a kitchen at the center. We plan the kitchen with the rest of the floor and file City of Rye permits as one package when the scope calls for it. See whole-home remodeling in Rye and general contractor in Rye.
