Remodeling in Eastchester: Close Lots, Careful Review

The Town of Eastchester packs a lot into a small area. Besides the villages of Bronxville and Tuckahoe, the unincorporated part of town has neighborhoods of 1920s to 1950s Tudors, colonials and capes on compact lots, along with apartment and co-op buildings. Homes are close together, mature trees are everywhere, and almost every property is on public sewer.

Compact lots mean that adding space usually means going up or out a few feet, which brings in zoning setbacks and the Town’s design review. The upside is that a well-planned addition or dormer can transform a modest house without leaving the neighborhood.

The Eastchester Review Path for Additions

1. Zoning check

Setbacks, coverage and height. A variance goes to the Zoning Board of Appeals first.

2. Architectural Review Board

Public hearing on the exterior design. The ARB meets monthly at Town Hall.

3. Planning Board

Final review and decision, also at a public hearing.

4. Building permit

Plans and trade permits filed, then inspections through completion.

Interior Projects Move Faster

Not every project needs a hearing. Kitchens, bathrooms, basements and interior reconfigurations that leave the outside of the house alone generally go straight to building and trade permits.

Exterior and Whole-House Work

Home additions and extensions, including dormers and second-story additions, and full home remodeling when the whole house needs updating. Outside, we handle roof replacement and repair, siding, exterior painting with lead-safe prep on older paint, decks and patios, and masonry such as front steps, stoops and walls. After a leak or storm, our water damage restoration service dries out and rebuilds.

Eastchester Remodeling FAQs

Which building department covers my Eastchester house?

The Town of Eastchester Building Department at Town Hall, 40 Mill Road, covers the unincorporated part of the Town. Bronxville and Tuckahoe are separate villages inside the Town, each with its own building department, so we confirm which applies to your address.

Why does an Eastchester addition take longer to approve?

Under the Town’s process, additions and exterior alterations go to the Architectural Review Board at a public hearing, and the ARB then refers them to the Planning Board for a final decision, also at a public hearing. Variances, if needed, go to the Zoning Board of Appeals first. That sequence takes time, so we plan for it.

Does an interior remodel need ARB approval?

An interior kitchen, bath or basement project that doesn’t change the exterior generally needs building and trade permits, not ARB review. Once the outside changes, with new siding, a new roof or added space, the ARB process starts.

Can you work on a tight lot without upsetting the neighbors?

Yes. Many Eastchester homes sit close together, so we plan dumpster placement, parking, dust control and work hours before the job starts, and keep the site clean every day.
