Westchester Kitchen Remodeling Service Serving White Plains

Kitchen renovations for White Plains condominiums and co-ops downtown and for single-family homes in Gedney Farms, Fisher Hill, the Highlands and Battle Hill. City filings, building approvals and every trade handled by one Guardian project manager.

Apartment Kitchen or House Kitchen?

White Plains has two very different kitchen markets, and the rules for each are different from the start.

Condos and co-ops

Board or managing agent approval first, insurance certificates, work-hour and elevator rules, and limits on venting, gas and plumbing changes.

Single-family homes

More freedom in the layout, but older houses bring plaster walls, small panels, and load-bearing walls between kitchen and dining room.

Designing a Kitchen Inside a Building

In a White Plains apartment, the plumbing riser and the building’s ventilation rules fix much of the plan. Within those limits, a lot is possible: removing a wall into the living room if it isn’t structural and the board approves, full-height cabinets to the ceiling, a peninsula with seating, and panel-ready appliances that make a small kitchen look calm.

We prepare the drawings and scope your managing agent asks for, deliver insurance certificates, protect hallways and elevators, and schedule noisy work inside the building’s hours. Then we close out the City permit so management has the paperwork.

Kitchens in Older White Plains Homes

Houses in Gedney Farms, Fisher Hill, the Highlands and Old Oak Ridge were largely built in the early and middle 1900s. Their kitchens were designed as work rooms, often separated from the dining room by a wall that may carry the floor above. Opening that wall usually means a beam, sealed engineering drawings and an inspection of the framing.

We also look at the electrical service before design is final. A modern kitchen with an induction range, wall oven, microwave drawer and dishwasher can outgrow a 100-amp panel. Planning the upgrade early keeps it from becoming a surprise halfway through.

White Plains Kitchen Remodeling FAQs

Which White Plains building form applies to a kitchen?

The City of White Plains Building Department uses a Building Short Form for projects that don’t add volume, which covers most kitchen remodels, and a Long Form when volume is added, such as a bump-out. The application is notarized and lists the estimated cost of the work. Plumbers and electricians file for their own trades.

Can I put a vented range hood in my condo?

Only if the building allows a duct to the outside, and many don’t. In that case a recirculating hood with good filters is the realistic choice, and it affects which range or cooktop makes sense. We check your building’s rules before you choose appliances.

Can we switch from gas to induction?

Usually, if your electrical service has capacity. Induction needs a dedicated 240-volt circuit. In an apartment the building may need to approve the electrical change, and in an older house the panel may need an upgrade. We check both at the first visit.

Is my house in a White Plains historic district?

Most aren’t, but if your property is a designated landmark or inside a local historic district, exterior changes like a new window or door can need a Certificate of Appropriateness from the Historic Preservation Commission before the building permit. Interior kitchen work generally doesn’t.

How long is the kitchen out of service?

Cabinet and counter lead times drive the schedule, so we order early and don’t start demolition until materials are confirmed. You’ll get a written schedule before work begins.
