General Contractor in Mahopac, NY
Westchester & Putnam General Contracting Service Serving Mahopac
From lake houses to 1970s colonials, Guardian coordinates Mahopac renovations and additions as one project under one project manager. We handle Town of Carmel permits, the licensed trades, the inspections and the certificates that close the job out.
Mahopac Houses Have Layers
Lake Mahopac drew summer visitors for generations, and many of the homes near the water started out as seasonal cottages. Over the decades they were winterized, raised, expanded and expanded again, often by different owners using different builders. Farther from the lake, Mahopac Falls and the neighborhoods off Route 6 and Route 6N filled in with capes, splits and colonials that are now due for their second or third round of updates.
That history shows up during demolition. One wall is plaster, the next is drywall. A 1960s addition sits on a different foundation from the original house. A heating system was converted from oil to propane but the old tank is still in the yard. A general contractor’s value is planning for those discoveries instead of being surprised by them.

Paperwork a Mahopac Job Usually Needs
- Building permit: from the Town of Carmel Building Department, with drawings sealed by an architect or engineer where required.
- Trade permits: electrical on a SWIS or NYEIS application, plus plumbing and fuel-gas permits by licensed subcontractors.
- Certificates of Compliance: for heating equipment, generators, oil tanks, fireplaces and wood stoves.
- Certificate of Occupancy: at the end, for most new and altered structures.
- Board of Health: if a project adds bedrooms, septic approval from the Putnam County Health Department.
We keep a running checklist for every job and share it with you, so you always know which approvals are done and which are pending.

Mahopac General Contractor FAQs
Which office issues permits for a Mahopac house?
Mahopac is a hamlet of the Town of Carmel, so the Town of Carmel Building Department handles it. Conveniently, Town Hall is right in Mahopac on McAlpin Avenue, which makes plan pickups and questions quick.
Will I need a Certificate of Occupancy?
For most structures, yes. The Town requires a Certificate of Occupancy on completion, except for detached tool sheds and structures built before 1955. Equipment like a new boiler, furnace, generator, oil tank, fireplace or wood stove gets a Certificate of Compliance instead.
How are electrical permits handled?
Electrical permits in the Town of Carmel are filed through the Building Department on a SWIS or NYEIS application. Our licensed electrician files it, and the Town lists a turnaround of about two to three business days.
Our house was a summer cottage. Is that a problem?
Not a problem, but it is a reason to look closely. Older lake houses can have shallow footings, undersized framing, old wiring or septic systems designed for seasonal use. We open up the right spots before pricing so the estimate reflects the real house.
Do you only do big projects?
No. We act as general contractor on whole-house renovations and additions, but also on kitchen, bathroom, basement and roofing jobs where several trades and an inspection or two are involved.
