Custom Home Builder in Eastchester, NY

Westchester Custom Home Building Service Serving Eastchester

New houses in unincorporated Eastchester, planned for the Town’s two-board review. Architectural Review Board and Planning Board submissions, demolition and construction handled by one Guardian project manager.

Two Hearings, One Plan

Eastchester is one of the few Westchester towns where a new single-family house goes through two public hearings: first before the Architectural Review Board, then before the Planning Board. Neighbors can speak at both. That is not a reason to avoid building here, but it is a reason to arrive with a design that has already answered the obvious questions about height, massing, drainage and trees.

The board calendar matters just as much. With meetings once a month, a gap in July and August and no ARB meeting in December, a missed deadline can cost several weeks. We build the design schedule backward from the hearing dates.

Where a New House Usually Makes Sense

Worn-out postwar houses

Small capes and ranches where the cost of fixing the structure approaches the cost of rebuilding.

Awkward layouts

Split-levels and add-ons that can’t be opened up without major structural work.

Lots with more potential

Lots where zoning allows a larger, better-planned house than the one standing.

Guardian on an Eastchester Rebuild

We have worked in Westchester and Putnam since 1980. On a new house, your Guardian project manager coordinates the architect, surveyor and engineer during design, prices the plans as they develop and runs the build with licensed, insured electrical, plumbing and HVAC subcontractors. You get written change pricing before anything changes and one person to call.

Not every project needs a new house. We will also price a home addition or a full home remodel, so you can compare real numbers. Our workmanship warranty is one year.

Eastchester Custom Home FAQs

Which boards review a new house in Eastchester?

In the unincorporated Town, a new one- or two-family house goes to the Architectural Review Board, with a public hearing, and then to the Planning Board, also with a public hearing. The building permit follows those approvals.

When do the boards meet?

The ARB usually meets on the first Thursday of the month at 7 p.m. and the Planning Board on the fourth Thursday. Neither meets in July or August, and the ARB doesn’t meet in December, so we plan submissions around that calendar.

How many sets of plans does the Town want?

Board applications are filed with eight collated sets plus a PDF, through the Building & Planning Department at Town Hall, 40 Mill Road.

Is Tuckahoe or Bronxville part of this process?

No. Tuckahoe and Bronxville are separate villages inside the Town of Eastchester, each with its own building department and boards. The Town process applies only to the unincorporated area.
