Custom Home Builder in Bronxville, NY

Westchester Custom Home Building Service Serving Bronxville

Replacement homes and whole-house rebuilds in the Village of Bronxville, from Lawrence Park to the streets around Pondfield Road. Planning Board, Design Review Committee and Building Department steps managed by one Guardian project manager.

One Square Mile, Fully Built

Bronxville is about one square mile, and every buildable lot in it has been built on for generations. The houses are a big part of why people move here: Tudor Revival, Colonial Revival and shingle-style homes, many from the early 20th century, on tree-lined streets that climb away from the Metro-North station. Lawrence Park, the hillside neighborhood that began as an artists’ colony in the 1890s, is on the National Register of Historic Places.

So a new house in Bronxville is nearly always a replacement for an existing one, and the Village looks at it closely. That review is not a formality. The Planning Board wants to see how the house sits among its neighbors, how it handles grade and drainage, and which mature trees will stay.

What the Planning Board Will Want to See

  • Sealed site plan. Drawn by a licensed surveyor, with lot dimensions, easements and setbacks for existing and proposed construction.
  • Context photos. Front, back and sides of the site, plus the front of the adjoining properties.
  • Topography. Existing and proposed grading at no more than five-foot contours, with rock outcrops and watercourses shown.
  • Trees. Every tree of four inches caliper or more, and which ones are proposed for removal.
  • Plans and zoning. Preliminary floor plans, elevations and a zoning analysis covering height, setbacks and floor area ratio, or a description of any variance.

We assemble this package with your architect and surveyor, so the application is complete the first time it reaches the Board.

Rebuild or Restore?

Restore

Many Bronxville houses have good bones. A full home remodel can modernize the systems and the plan while keeping the exterior the street knows.

Add on

A rear or second-story addition when the lot and floor area allow it.

Rebuild

When the structure, layout or condition make renovation the costlier path, a replacement house designed to fit the block.

Bronxville New Home FAQs

Does a new house in Bronxville go to the Planning Board?

Yes. The Village Planning Board reviews all plans for development in the Village, and its Design Review Committee looks at the visual side of applications. A complete site development application has to be filed at least four weeks before the meeting where you want it heard.

What goes into the Planning Board application?

Among other items, a site plan sealed by a licensed surveyor, photographs of the site and of the neighboring houses, existing and proposed topography, trees of four inches caliper and larger, preliminary floor plans and elevations, and a zoning analysis covering height, setbacks and floor area ratio.

When can construction happen in Bronxville?

Construction, demolition, alteration and repair are allowed from 8 a.m. to 6 p.m., Monday through Friday. No work is permitted on weekends or on the holidays the Village lists. We plan the schedule around that.

How long does the Building Department take?

The Village’s normal review lead time is three weeks. Once the application is approved, the Department sets up a pre-permit inspection before the permit is issued, and a certificate of occupancy closes the permit at the end.
