Roofing in Chappaqua, NY
Westchester Roofing Service Serving Chappaqua
Roof replacement and repair for Chappaqua and Millwood homes on wooded, hilly lots. New Castle approvals, tree-shaded roofs and careful staging, under one Guardian project manager.
Roofs Under the Canopy
Chappaqua is full of mature oaks, maples and evergreens, and most roofs here spend much of the day in shade. That’s pleasant in July and hard on shingles: moss and algae grow on the north slopes, leaves pack the valleys, and gutters overflow behind the fascia. Ice dams form where heat escapes from the house into a shaded eave.
A Chappaqua roof job starts with the roof’s surroundings. We look at what is overhanging, how water leaves the valleys and gutters, and whether the attic is ventilated and insulated well enough to keep the eaves cold in winter.

Working With the Town of New Castle
New Castle has had an Architectural Review Board since July 1, 1956, and it remains part of most building permits in town. When review is needed, the application goes in at least one week before the meeting with photographs of every elevation, a satellite image, the front elevations of the neighboring houses and a digital copy of the whole package.
Other permits can come into play too. The Town’s building permit application lists steep slopes, wetlands and tree removal among the approvals a project may need. For roofing that usually means trees, and we coordinate any removal permit before the crew arrives rather than after.
Typical Chappaqua Roofing Projects
Shaded-slope replacement
Algae-resistant shingles, ice barrier at eaves and valleys, and fresh ventilation.
Ice dam fixes
Air sealing and ventilation work in the attic so the problem doesn’t come back next winter.
Skylight re-flashing
New flashing kits around existing skylights during a re-roof.
Gutter and valley rebuilds
Larger valleys and gutters sized for heavy leaf fall.

Chappaqua Roofing FAQs
Who handles roofing permits in Chappaqua?
Chappaqua is a hamlet of the Town of New Castle, so it’s the New Castle Building Division at Town Hall, 200 South Greeley Avenue. Millwood addresses go there too.
Does a roof go to the Architectural Review Board in New Castle?
The Town says that, with few exceptions, anyone doing a construction project must get Architectural Review Board approval to obtain a building permit. Whether a simple replacement needs it depends on the scope, so we ask the Building Division before we schedule.
The trees over our roof are a problem. Can we just cut them?
Not always. New Castle regulates tree removal. The application fee is $30 for up to three trees plus $15 for each additional tree, and removing three or more requires certified-mail notice to neighbors within 100 feet. Trimming is often enough; we’ll show you which limbs matter for the roof.
Our house is on a steep lot. Is that an issue?
For roofing, it’s mostly about access and safety: where the dumpster can sit, how materials get up the hill and how we protect the driveway and plantings. We plan staging during the estimate visit.
What warranty do you provide?
Ten years on our roofing work and one year on the rest of the job, in writing, plus the shingle manufacturer’s warranty.
