Full Home Remodeling in Chappaqua, NY

Westchester Whole-Home Remodeling Service Serving Chappaqua

Whole-house renovations for Chappaqua and Millwood homes: new layouts, kitchens, baths and systems, phased around family life and coordinated with New Castle’s architectural review.

Renovating a Chappaqua Home From Top to Bottom

Chappaqua’s neighborhoods spread out from the hamlet center and the train station: early-20th-century colonials and farmhouses, mid-century ranches and splits, and larger homes on wooded acreage. Many still have their original layouts, with a closed kitchen, a formal dining room that rarely gets used, and small bathrooms. Their wiring and plumbing are often several decades old too.

A full home remodel lets you fix all of that in one coordinated project instead of opening the same walls room by room. One design, one permit process and one project manager, from the first walkthrough to the final inspection.

How We Phase a Chappaqua Whole-Home Project

1. Plan around the calendar

Big demolition timed for when the family can be away, and quieter finish work during the school year.

2. Test before demolition

Asbestos survey for pre-1974 homes, and lead testing or lead-safe practices for pre-1978 paint.

3. Open up and update

Selective demolition, structural changes with engineered beams, then new electrical, plumbing and HVAC.

4. Close in efficiently

Insulation and air sealing to the NY energy code for Westchester (Climate Zone 4A) while the walls are open.

5. Finish zone by zone

Kitchen, baths, floors and trim completed in sequence, so you get rooms back as we go.

6. Sign-off & walkthrough

New Castle inspections, then a punch-list walkthrough with your project manager.

New Castle Approvals, Explained

The Town of New Castle has had an Architectural Review Board since 1956. Its job is to make sure exterior work fits both the house and the neighborhood. With few exceptions, construction projects in town need ARB approval to obtain a building permit, and a full remodel that changes windows, siding, rooflines or entries will almost certainly go before it.

  • Submissions go through the Building Division at Town Hall, 200 South Greeley Avenue.
  • The ARB meets on the first and third Wednesday of each month, and the applicant or design professional presents.
  • Zoning variances, if needed, go to the Zoning Board of Appeals before the permit.
  • Interior-only work still needs building, plumbing and electrical permits and inspections.

We prepare the drawings with your architect or ours, attend the reviews and keep the approvals moving.

Chappaqua Full Home Remodeling FAQs

Does a full remodel in Chappaqua need Board of Architectural Review approval?

With few exceptions, the Town of New Castle requires construction projects to present to its Architectural Review Board and get approval in order to obtain a building permit. The board meets on the first and third Wednesday of each month, so we build that review into the schedule.

Where are permits issued for Chappaqua homes?

Chappaqua is a hamlet of the Town of New Castle. Permits come from the New Castle Building Division at Town Hall, 200 South Greeley Avenue in Chappaqua. Millwood is also in New Castle and uses the same process.

Can we stay in the house while you remodel?

Many families stay for part of the project. We phase the work so one zone is finished before the next is opened, keep a working bathroom and a temporary kitchen setup where possible, and seal off work areas against dust. If the plan replaces the kitchen and all the bathrooms at once, we’ll suggest a period away.

Our house is from the 1950s. What should we expect?

Expect to update the systems: electrical service and wiring, galvanized or older plumbing, and insulation. Under New York rules, homes built before 1974 need an asbestos survey before renovation disturbs suspect materials, and homes built before 1978 need lead-safe practices when painted surfaces are disturbed, unless testing shows the paint is lead-free.

How do you keep a whole-house project on schedule?

Selections are finalized early, long-lead items like windows and cabinets are ordered on time, approvals are built into the timeline, and one Guardian project manager coordinates every trade.
