Bedford Village Historic District
Exterior material changes need a Certificate of Approval from the Review Commission before a Town permit. We prepare photos, product samples and the application.
Katonah Historic District
The Katonah commission excludes roofs, so a straight re-roof follows the normal permit path. Dormers, porches and additions still get reviewed.
Everywhere else in town
Bedford Hills and the rural areas go directly to the Building Department, with a check for wetland or steep-slope issues if the work goes beyond the roof.
Roofing Older Bedford Houses
Bedford was settled in the 1600s, and the Village green is lined with houses whose framing and roof lines are far older than any shingle on them. Many have been re-roofed several times, so we often find two layers of asphalt over original skip sheathing, chimneys with tired mortar, and valleys patched rather than rebuilt.
We remove the old layers, sheath where skip boards can’t take modern shingles, and rebuild every flashing detail. When a historic roof calls for a particular look, we bring product samples to the Commission application so the color and profile are settled before ordering. Country properties farther out bring their own issues: long eaves under big trees, outbuildings and barns, and wells and septic fields that dictate where the dumpster can go.

Before Work Starts
The Town’s application asks for the property’s zoning district, historic district status, and whether it is near a wetland or a State or County road. We pull those answers from Town records, get the owner’s signature on the application, and book inspections once the permit is posted on site. Bedford limits construction to 8 a.m. to 6 p.m., so our crews keep to those hours.
Bedford Roofing FAQs
Does a re-roof in Bedford Village need historic review?
If the house is in the Bedford Village Historic District, yes, plan on it. The Town’s Bedford Village Historic District Review Commission issues a Certificate of Approval for exterior changes, including renovation of exterior materials, and that certificate comes before the building permit. Roofing projects, including new asphalt shingles, appear on the Commission’s agendas.
Is Katonah handled the same way?
No. Katonah has its own Historic District Review Commission, and its rules exclude roofs from review. A Katonah re-roof goes straight to the Building Department, though a new dormer or porch would not.
Where are Bedford building permits issued?
At the Town of Bedford Building Department, 425 Cherry Street in Bedford Hills, for all three hamlets: Bedford Village, Bedford Hills and Katonah. The application asks whether the property is in a historic district, so we check that first.
When does Bedford require sealed plans?
The Town’s filing instructions call for plans stamped by a New York licensed architect or engineer when the work is over $20,000 or includes structural work. A roof that needs rafters reinforced or a framing change falls into that category, and we coordinate the design professional.
What is your roofing warranty?
Ten years on the roof itself and one year on all other workmanship, in writing. The shingle manufacturer’s warranty is separate and on top of ours.
