Roofing in Mahopac Falls, NY
Westchester & Putnam Roofing Service Serving Mahopac Falls
Roof replacement and leak repair for the farmhouses, capes, raised ranches and newer colonials of Mahopac Falls. Every roof is run by a Guardian project manager from the first inspection to the last nail sweep.
A Roof Over Three Centuries of Building
Mahopac Falls began as Red Mills, after the grist mill Roger Morris and Beverly Robinson built in 1756 near today’s Route 6N and Hill Street. Iron mining arrived in 1879 and a railroad ran here from 1884 to 1931. When the farms were divided, houses came in waves. On a single stretch of road you can find a 19th-century farmhouse, a postwar cape and a 1990s colonial.
That mix matters on a roof. An old farmhouse may have plank sheathing and rafters that were never meant for today’s snow loads. A cape usually has dormers whose flashing has been patched more than once. A raised ranch often has a long, low roof plane with too little attic ventilation. We don’t sell one package to all three. We inspect, photograph and price what your roof actually needs.
What We Look at First
The deck
Soft or gapped boards get replaced before anything new goes on.
The layers
Re-roofed houses are stripped to the deck so we can see the structure.
The eaves
Ice barrier at eaves and valleys for long Putnam winters.
The attic
Intake and exhaust vents balanced to cut condensation and ice dams.

From Tear-Off to Final Sweep
The photo shows one of our own replacements with the wood deck exposed. That is the stage that separates a good roof from a fast one. Once the old shingles are off, we check every sheet, re-nail or replace what’s failing, and only then lay underlayment, new drip edge, step and chimney flashing, and shingles.
Our roofing crews are licensed, insured subcontractors, supervised by a Guardian project manager who stays your single point of contact. Guardian is our family team of five brothers, working alongside their father, and we’ve been doing this work since 1980 under Putnam County HIC #52594.
Working Inside the Town of Carmel Process
Because Mahopac Falls isn’t its own municipality, the rules are the Town of Carmel’s. Here is how that usually plays out on a roof:
| Step | What happens |
|---|---|
| Scope check | We confirm with the Building Department whether your work needs a permit |
| Paperwork | Application with our Putnam County license line, insurance and your signature |
| Inspections | Booked for weekdays between 9:30 and 1, with 2 to 3 days’ notice |
| Close-out | Final walk-through with you, then the warranty in writing |
Many homes here are on wells and septic, and the town lies in New York City’s Croton watershed. That rarely affects a roof, but we keep dumpsters and lifts off septic fields and away from wells when we stage the job.
Mahopac Falls Roofing FAQs
Who issues roofing permits in Mahopac Falls?
Mahopac Falls is a hamlet of the Town of Carmel, so the Town of Carmel Building Department at 60 McAlpin Avenue in Mahopac is the office that decides. Its office hours are 8:30 to 4:30 on weekdays, and the phone number is 845-628-1500. We confirm with the department whether your scope needs a permit before the tear-off is scheduled.
When can the Town inspect the work?
The Building Department schedules inspections Monday through Friday between 9:30 a.m. and 1 p.m., and asks for two to three days’ notice. Your project manager books inspections around the roofing schedule so nothing has to sit open waiting.
Our house is from the 1940s and there's no CO on file. Will that hold up a roof?
Usually not. The Town requires certificates of occupancy, but structures built before 1955 are exempt from that requirement, which is why so many older Mahopac Falls houses have none. New work that needs a permit still gets its own inspection and sign-off.
Could an old roof contain asbestos?
Some older roofing and siding materials do. The Town’s building permit package includes the State Department of Labor’s asbestos survey notice, which applies to renovation and demolition work. If the existing materials look suspect, we raise it before we quote, not halfway through the tear-off.
What does the roof warranty cover?
Ten years on the roof we install and one year on all other workmanship, both in writing. The shingle manufacturer’s product warranty is separate.
Can I finance a new roof?
Yes. Guardian offers customer financing through HFS Financial personal home improvement loans. See our financing page to check your options; HFS says checking your options does not affect your credit score.
