Refresh in the same footprint

New cabinets, counters, flooring and lighting with the sink and range where they are. The trades file their permits; the layout and walls stay put.

New layout

Moving the sink, adding an island or taking out a wall. Expect drawings, plumbing and electrical permits, and framing checks before the wall comes down.

Kitchen plus an addition

A bump-out or new eating area changes the outside of the house, so the Architectural Board of Review usually sees it before the Building Department issues the permit.

How Permits Work in Harrison

Harrison is a combined Town/Village, so there’s one Building Department for the whole municipality. It sorts applications into lettered permit categories, and the category decides what’s needed: some need only the application, others need plans signed and sealed by a design professional. Licenses and insurance are required for every permit.

When a kitchen changes the exterior, the Architectural Board of Review gets involved. It meets on the second Tuesday of the month, submissions are due the Monday of the week before, and the package needs two extra 11×17 sets plus photos of your house and at least two neighboring houses. Board approval comes first; the building permit is separate.

Modern kitchen remodel with flat-panel gray cabinets, stainless appliances and wide-plank oak floors

Harrison Houses, Harrison Kitchens

Harrison’s housing ranges from colonials and Tudors on the streets around downtown, to mid-century ranches and capes in West Harrison, to larger homes on wooded lots in Purchase. The older kitchens are narrow and boxed in; the mid-century ones often have a soffit over the cabinets and a wall between the kitchen and family room that can come out.

The kitchen in the photo is a Guardian remodel with flat-panel cabinets, stainless appliances and wide-plank oak floors.

Licensed and Supervised

Guardian has remodeled homes since 1980 and works under Westchester County HIC #WC-38383-H24. Plumbing and electrical are done by licensed, insured subcontractors, supervised by a Guardian project manager. See more on our kitchen remodeling page and read our Google Reviews.

Harrison Kitchen Remodeling FAQs

Where do Harrison kitchen permits come from?

The Harrison Building Department at the municipal building, 1 Heineman Place (914-670-3050), open weekdays 9 to 5 (9 to 4 in summer). It covers downtown Harrison, Purchase and West Harrison.

Does an interior kitchen go to the Architectural Board of Review?

Harrison’s Board reviews most residential construction that changes how a house looks. A kitchen that stays inside the walls is mostly a Building Department matter, but a new bay window, patio door or bump-out changes the outside and can go to the Board. We sort that out before drawings are final.

What does the contractor have to show the Town?

Harrison requires license and insurance documents for all permits. We provide our Westchester County home improvement license and insurance certificates, and the plumbing and electrical subcontractors provide their County licenses.

If the Board approves our bump-out, can we start?

Not yet. Harrison’s permit package says Board approval is not a building permit, so the permit is issued separately afterward.

What warranty comes with the kitchen?

One year on our workmanship, in writing, plus the product warranties from the cabinet, counter and appliance makers.
