Bronxville's Rule: Kitchen Work Is Permit Work
The Village of Bronxville covers about one square mile, and its Building Department at Village Hall, 200 Pondfield Road, reviews a lot of work in that small area. Its permit page leaves little room for guessing: any alteration or replacement of kitchen cabinetry, countertops, sinks, tile or fixtures needs a building permit. Plan on about three weeks of review once the application is complete.
| What you want to change | What the Village asks for |
|---|---|
| New cabinets, counters, sink or tile | Building permit |
| Moving the sink, adding a pot filler or dishwasher line | Plumbing permit for drain, vent or supply piping |
| New gas range location or gas line | Plumbing permit (gas piping) |
| New circuits, lighting or outlets | Electrical filing with the Village plus an approved inspection agency |
That table summarizes the Village’s published permit page; the Building Department makes the final call, and we confirm your scope with them before your start date is set.

Kitchens in Older Bronxville Houses
Much of Bronxville’s housing is older. Lawrence Park, the hillside neighborhood listed on the National Register in 1980, began with houses built in 1891 and has 94 contributing buildings in Shingle, Tudor and Colonial Revival styles. Kitchens in houses of that age were often service rooms: narrow, closed off, with a pantry or back stair beside them.
Opening one up starts in the basement, where we look at what the walls carry before anyone talks about an island. Then we plan cabinet runs around old chimneys, radiators and the plumbing stack. The kitchen pictured is a Guardian remodel with black cabinetry and a marble backsplash.

Bronxville Kitchen Remodeling FAQs
Do I need a permit just to replace cabinets and counters in Bronxville?
Yes. The Village of Bronxville’s Building Permits page says any alteration or replacement of cabinetry, countertops, sinks, tile or fixtures in a kitchen or bathroom needs a building permit. That’s stricter than many towns, so we file even for a like-for-like refresh.
Who files the plumbing and gas work?
The Village requires a plumbing permit for any work on drainage, vent or water supply piping, including extending or relocating it, and for gas piping. Our licensed plumbing subcontractor files it as part of the job.
How is the electrical work inspected?
Electrical work is filed with the Village and inspected by one of the approved inspection agencies the Village lists. The licensed electrician arranges it, and the certificate goes into the closing paperwork for your permit.
Can the crew work weekends?
No. Village construction hours are 8 AM to 6 PM, Monday through Friday, with no work on weekends or holidays. Our schedule is built on weekdays only.
What warranty do you give?
One year on Guardian’s workmanship, in writing. Manufacturer warranties on cabinets, counters and appliances are passed through to you.
