A Town Built Around Lakes
Putnam Valley split off from Philipstown in 1839 as the town of Quincy and took its current name a year later. Today most homes sit near one of its lakes, Lake Oscawana, Roaring Brook Lake or Lake Peekskill, or along wooded roads off the Taconic. The Town counts 14,089 acres of Fahnestock State Park inside its borders.
That setting shapes kitchens. Plenty of houses began as summer places and were winterized and enlarged one room at a time, so the kitchen ends up as a narrow galley with a low ceiling and a window looking at the water. Our usual goal here is to open it to the living space and the view.
From Galley to Gathering Room
The island pictured is a Guardian remodel: a waterfall quartz edge, natural wood cabinets and a built-in beverage fridge. In a lake house, an island like this often replaces a wall that used to separate the kitchen from the main room.
Before we move any wall we check what it carries. Additions built in stages can have beams resting on old posts, so we size new headers properly instead of guessing.

Getting the Town Paperwork Right
Putnam Valley’s Building & Zoning office asks for a complete application. We prepare it with you: plans to the 2025 State code, a copy of Putnam County HIC #52594, the Town’s plumbing application when fixtures move and its separate gas permit when a range or cooktop is converted to gas. Our plumbers and electricians are licensed, insured subcontractors with their own Putnam County licenses, supervised by a Guardian project manager.

Planning Around Lake Roads
Some Putnam Valley lake roads are narrow, steep or private, which affects how cabinets and a dumpster get to the house. We look at access on the first visit and plan deliveries in stages if a full-size truck can’t reach the driveway. If the kitchen sits over a crawlspace, we check the floor framing and insulation from below before finishing the design.

Where do Putnam Valley kitchen permits get filed?
With the Building & Zoning Department at Town Hall, 265 Oscawana Lake Road (845-526-2377). The Town takes applications Monday to Friday from 10 to 3 and does not accept incomplete ones, so we assemble the full package before going in.
Which energy code do the plans have to meet?
The Town says plans submitted on or after January 1, 2026 must comply with the 2025 New York State codes. Our designer drafts to that edition.
Our house is on a well and septic. Does that change anything?
It can. Putnam County Health Department approval is needed before a building permit when a renovation changes the floor plan, because septic systems are sized by bedroom count. Putnam Valley also has its own Request for Bedroom Count form, Well and Sewer permit forms. Most kitchen-only jobs don’t touch them, but we check.
Can we see what's on file for our house first?
Yes. The Town lets residents review property files from 10 to 2. Old permits and surveys help us plan where walls, plumbing and the electric service really are.
What's the warranty?
One year on Guardian’s workmanship, in writing. Cabinets, counters and appliances keep their manufacturers’ warranties.
