Kent's Permit Rules, Up Front
Kent publishes clear building permit requirements, and a kitchen job runs smoother when we follow them from day one. The Building Department (845-225-3900) asks for two sets of plans, one on paper and one as a PDF, along with a survey of the property. Plans must state that they meet the current New York State codes and name the code year.
Fees are based on the total cost of the project, and the Town requires a Certificate of Occupancy or Completion when the work is done. Kent has required building permits since 1960, so on older houses we also check that earlier work was closed out properly.

A Kitchen Plan That Fits the Timeline
- Measure, design and choose cabinets and counters.
- Order the stamped drawings if the job is over $20,000.
- File with the Town and allow 14 to 21 days.
- Demolition, rough plumbing and electrical, inspections.
- Cabinets, counters, backsplash and final inspection.
The kitchen in the photo is a Guardian remodel: light grey shaker cabinets, a quartz island and a white range hood. It’s a layout that works well in the colonials and raised ranches common in Kent.
Where Kent History Shows Up
Kent is the town of Sybil Ludington, who in 1777 rode through the night to call out her father’s militia; the Town Center at 25 Sybil’s Crossing carries her name. The town took the name Kent in 1817. Most of its houses came much later, around the lakes and on the roads between them, and many still have the kitchen they were built with.
Guardian supervises every trade with its own project manager. Specialty work is done by licensed, insured subcontractors. Financing available. See more on our kitchen remodeling page or read our Google Reviews.
Choosing Finishes for Daily Use
Kent kitchens see a lot of traffic, from boots after a day on the lake to kids doing homework at the island. We usually suggest quartz counters, which don’t need sealing, plywood cabinet boxes, and a porcelain or luxury vinyl floor that handles water. You pick the look; we explain the trade-offs in price and upkeep before you commit.
Kent Kitchen FAQs
How long does a Kent building permit take?
The Town’s Building Department says to allow 14 to 21 days for review. We submit early in the design process so the permit is ready when the cabinets arrive.
When do we need stamped plans?
Kent requires plans signed and stamped by a New York State licensed architect or engineer when the project costs more than $20,000, labor and materials included. Most full kitchen remodels are over that figure.
Can I do the electrical myself to save money?
Not in Kent. The Town’s permit page says homeowners may not do their own electrical, HVAC or gas work. Electrical permits go through Putnam County Consumer Affairs (845-808-1617).
What does the Town need from the contractor?
A Putnam County contractor license, proof of liability insurance and workers’ compensation. Guardian holds Putnam County HIC #52594 and provides the certificates with the application.
What warranty comes with the work?
One year on Guardian’s workmanship, in writing, plus the manufacturers’ warranties.
