Kitchen Remodeling in Lake Carmel, NY

Westchester & Putnam Kitchen Remodeling Service Serving Lake Carmel

Bigger, brighter kitchens for Lake Carmel’s converted cottages and lakeside homes. Kent permits, licensed trades and one Guardian project manager.

A Summer Colony That Stayed

Lake Carmel exists because the Smadbeck brothers dammed and excavated a swamp in the 1920s and sold lots through the New York Daily Mirror. The first houses were small summer cottages. Over the decades most were winterized and enlarged by their owners, which is why so many hamlet homes have a kitchen squeezed into what was once a porch or a back room.

The hamlet is in the Town of Kent and is home to the volunteer Lake Carmel Fire Department, whose district covers the eastern half of the town.

Making a Small Kitchen Work

The kitchen pictured is a Guardian remodel with white shaker cabinets, glass-front uppers and a marble subway backsplash. Glass doors and a light palette are an easy way to make a compact cottage kitchen feel larger.

  • Cabinets to the ceiling for storage
  • A counter-depth refrigerator to save floor space
  • A peninsula instead of an island
  • Better lighting on its own circuit

Licensed, Insured and Supervised

Guardian has remodeled homes since 1980 and holds Putnam County HIC #52594. Kent requires a Putnam County license, insurance and workers’ comp from contractors, and we supply them with the permit application. Our licensed, insured subcontractors handle plumbing and electrical, supervised by a Guardian project manager. Financing available.

Year-Round Comfort

Kitchens in converted cottages are often the coldest room in the house, with thin walls and pipes in an exterior wall. When the walls are open, we add insulation, move supply lines away from cold spots where we can and seal gaps around the floor. It makes the room more comfortable and helps protect against frozen pipes.

Lake Carmel Kitchen FAQs

Who issues permits for Lake Carmel homes?

Lake Carmel is a hamlet in the Town of Kent, so the Kent Building Department (845-225-3900) issues them. Expect 14 to 21 days for review.

Our cottage floor feels soft. Can it hold stone counters?

Many Lake Carmel houses started as small summer cottages and were added onto. We open the floor or check from below, and reinforce joists where needed before heavy counters or an island go in.

Does being near the lake matter for a kitchen?

For interior work, rarely. Kent requires Planning Board approval before a permit when work is within 100 feet of wetlands, so it can matter if the kitchen project includes a bump-out or other outside work near the water.

Do I need stamped plans for a small kitchen?

Kent requires plans stamped by a licensed architect or engineer when a project costs more than $20,000. Smaller jobs may not, but they still need a permit when plumbing or electrical changes.

What's covered under warranty?

Guardian’s workmanship for one year, in writing, plus manufacturers’ warranties on products.
