Lake Houses Need Real Bathrooms

Around Lake Oscawana, Roaring Brook Lake and Lake Peekskill, a lot of homes were built for summer and now house families year-round. The original bathroom is often tiny, sometimes the only one in the house, with old supply lines and no exhaust fan. A second bath or a proper primary suite is one of the most common requests we get here.

Inland, along the wooded roads near Fahnestock State Park, the houses are newer and larger, and the work is usually about updating a tired primary bath.

Bedrooms, Septic and the Town

Most Putnam Valley homes rely on a well and a septic system. The Putnam County Health Department sizes septic by bedrooms and must approve a renovation that changes the floor plan before the building permit is issued. Putnam Valley adds its own Request for Bedroom Count form, plus Well and Sewer permit forms.

It’s one of the Town’s Building & Zoning forms. Because septic systems are sized by bedrooms, the count on file matters when you add a bathroom or turn a room into a bedroom. We review it with you before design.

Do we need a plumbing permit separate from the building permit?

Putnam Valley has its own plumbing application in addition to the building permit. We file both when fixtures are added or moved.

What if the house is near a lake or stream?

Interior bathroom work usually isn’t affected. If the project includes outside work near water, the Town has wetlands screening and delineation applications that may apply.

How do I reach the Building Department?

Building & Zoning is at Town Hall, 265 Oscawana Lake Road, 845-526-2377. Applications are taken Monday to Friday, 10 to 3.

What warranty does Guardian give?

One year on our workmanship, in writing. Fixtures, glass and tile carry their makers’ warranties.
