Kitchen Remodeling in Putnam Lake, NY
From bungalow kitchens to full gut renovations, Guardian rebuilds kitchens in Putnam Lake with Patterson permits handled for you.
Bungalow Roots, Modern Kitchens
Putnam Lake was laid out around 1930, when Morlock Brook was dammed to make a lake of about 200 acres and some 11,000 small lots were mapped around it. Lots of 20 by 100 feet sold for $50, with room for a summer bungalow and not much else. By 1932 there were already about 2,000 homes.
Those bungalows were later heated, insulated and enlarged into year-round houses. Today Putnam Lake is the most populated part of Patterson, and a lot of its kitchens are still the original cottage kitchen plus whatever was added over the years. That is the kind of room we like to rework.

Common Putnam Lake Kitchen Projects
These are the requests we hear most from homeowners in older lake houses.
Opening a wall
Joining a closed kitchen to the living room, with a proper beam if the wall carries load.
Moving the sink
Putting the sink under a window or into an island, with new drain and vent lines.
Storage that fits
Tall cabinets, pull-outs and corner units to make a small footprint work harder.
New floors
Leveling an uneven subfloor before tile or plank flooring goes down.
Electrical updates
Dedicated circuits for the range, microwave and dishwasher, installed by a licensed electrician.
Finishes
Shaker or flat-panel cabinets, quartz counters and tile backsplashes.

Questions to Settle Before Demolition
A few decisions make the biggest difference to cost and schedule: whether the sink stays where it is, whether any wall comes down, and whether you want gas or electric cooking. We go through these at the first visit so the estimate reflects the kitchen you actually want.
Putnam Lake Kitchen Questions
Which office handles kitchen permits in Putnam Lake?
Putnam Lake is part of the Town of Patterson, so applications go to the Patterson Building Department at 1142 Route 311 (845-878-6319). The town asks for inspections to be booked at least 24 hours ahead.
Will a kitchen remodel change my assessment?
Patterson notes that a permit for alterations or renovations may lead to a review by the Town Assessor. We mention it up front so it is not a surprise.
My house sits on a narrow lot. Is that a problem?
Not for work inside the house. The original Putnam Lake lots were mapped at 20 by 100 feet, so many owners combined several lots. Space only becomes an issue if the kitchen plan includes a bump-out, which then has to meet zoning setbacks.
Can you work around a well and a small septic system?
Yes. We size the plumbing to what the house already has, and we flag any change, like adding a second sink or a dishwasher, that you may want to discuss with a plumber or the county.
How do I pay for it?
We accept check, credit card, Zelle and cash, and financing is available through our partner lender.
