Patterson, Then and Now

Patterson was settled around 1720 on the Oblong and was once spelled Paterson; the extra “t” was added in the mid-1800s to stop mail going to Paterson, New Jersey. Stone walls from its farming days still run through the woods, and the Town asks owners to leave them undisturbed.

Today the town mixes older farmhouses, mid-century homes and the former summer bungalows of Putnam Lake, many of them enlarged and winterized over the years. Each kind of house brings its own kitchen problems.

Patterson Kitchen Types

Former lake bungalows

Small kitchens in houses that grew in stages. Floors and ceilings often change height where an addition meets the original.

Farmhouses

Big rooms with old framing. We check the floor before setting heavy stone counters.

Mid-century homes

A wall between kitchen and family room that can often come out with a beam.

Approvals Before the First Cabinet

In Patterson the order matters. If the remodel changes the floor plan and the house is on septic, the Putnam County Health Department reviews it before the Town issues a building permit. Then the Building Department permit, then inspections booked a day ahead.

Licensed Trades, One Manager

Guardian is a family business that has been remodeling homes since 1980. Plumbing and electrical go to subcontractors who hold the separate Putnam County plumbing and electrical licenses, and they are insured and supervised by a Guardian project manager.

Patterson Kitchen FAQs

Do Patterson kitchen remodels need a permit?

The Patterson Building Department requires permits for alterations and renovations. A kitchen that moves walls, plumbing or wiring needs one. The office is at Town Hall, 1142 Route 311 (845-878-6319).

Will a permit change our assessment?

Patterson notes that building permits may lead to a review by the Assessor. Whether your assessment changes is up to the Assessor, not the contractor; we just make sure the permit describes the work accurately.

How do we check that a contractor is licensed in Putnam?

Patterson asks that contractors hold a Putnam County license, which you can verify with Putnam County Consumer Affairs. Guardian’s is Putnam County HIC #52594.

Does opening up the kitchen involve the Health Department?

If you’re on septic, likely. The Putnam County Health Department requires its approval before a building permit for renovations that change an existing floor plan. Applications are available at Town Building Departments, and review usually takes under a week.

What warranty comes with a Guardian kitchen?

One year on our workmanship, in writing, plus the manufacturers’ warranties on cabinets, counters and appliances.
