Kitchens in a Railroad Village
Brewster grew up around a depot. Walter and James Brewster bought a farm here in 1848 when the Harlem line came through, and the first new house, the Walter Brewster House, went up in 1850. The Village incorporated in 1894 and is still the densest settlement in Putnam County.
Many of the houses near Main Street date from that first half-century. Their kitchens were built as work rooms at the back of the house, often with a pantry, a back stair and walls that aren’t quite square. The kitchen pictured is a Guardian remodel with black cabinets, a look that suits older trim and high ceilings.

Who issues kitchen permits inside the Village of Brewster?
The Village has its own Building Department at 50 Main Street (845-279-3760). It’s a part-time office, with appointments on Mondays and Wednesdays from 9 to 3. Homes outside the Village line, even with a Brewster mailing address, go to the Town of Southeast instead.
Do we need a permit for the dumpster?
The Village has its own Dumpster Permit form. On a tight Village lot the container often sits close to the street, so we file for it with the rest of the paperwork.
Does the property owner have to sign anything?
The Village’s forms include an Owner Consent form, so the owner authorizes the contractor’s application. We fill it out with you at signing.
Who does the plumbing and electrical in Putnam?
Putnam County licenses plumbers and electricians separately from home improvement contractors. Our plumbing and electrical subcontractors hold those County licenses and are supervised by a Guardian project manager.
What warranty comes with the kitchen?
One year on Guardian’s workmanship, in writing, plus the manufacturers’ warranties on cabinets, counters and appliances.
Does moving the kitchen need Putnam County Health Department approval?
It can. Putnam County’s Health Department says any renovation that changes an existing floor plan, or any addition that increases living space, needs its approval before the building permit is issued. On septic properties outside the Village sewer, a second kitchen can also affect the septic design. The Health Department is at 1 Geneva Road in Brewster (845-808-1390). We check this before we file.
