Home Additions in New Rochelle, NY
Westchester Home Addition Service Serving New Rochelle
Second stories, rear additions and primary suites for New Rochelle homes, with City permits and historic review handled by Guardian.
Adding Space in New Rochelle
New Rochelle has some of Westchester’s oldest planned neighborhoods. Rochelle Park and Rochelle Heights were laid out around the turn of the 20th century, became a local historic district in 1986 and were listed on the National Register in 2005. Elsewhere, the city’s Tudors, colonials and capes sit on lots where the best way to grow is often up or back.
Before design, we confirm whether the house is in the historic district, what zoning allows on the lot and where the new plumbing and electrical will tie in.
From Frame to Finish
The house pictured is a Guardian build under construction, with stone walls, black-framed windows and board-and-batten siding. We bring the same project management to additions: one Guardian project manager, licensed and insured subcontractors for plumbing, electrical and HVAC, and inspections coordinated with the City.
- Foundations and framing
- Roofing and siding matched to the house
- Insulation to current energy code
- Interior finishes, from drywall to trim

Going Up Instead of Out
On many New Rochelle lots, setbacks leave little room to expand the footprint, so a second-story addition is often the best option. Before we design one, we check whether the existing foundation and first-floor walls can carry the new load, where the stairs will go and how the roof will be rebuilt. Sometimes a partial second floor over one wing makes more sense than a full one, and we will show you both.
We also plan how you will live in the house during the work. A second story means the roof comes off for a time, so we schedule that phase carefully and keep the house protected from the weather.
New Rochelle Addition FAQs
Is my house in a New Rochelle historic district?
Check before designing. The Rochelle Park–Rochelle Heights district, designated in 1986, includes about 275 properties. Exterior changes there go to the Historic and Landmarks Review Board for a Certificate of Appropriateness.
How do I apply for a permit?
New Rochelle takes building permit applications online through CitySquared. The Buildings Department is on the ground floor of City Hall, 515 North Avenue.
Who can pull the plumbing permit?
City code allows plumbing permits only for county-certified master plumbers registered with the City’s Plumbing Inspector. Our licensed plumbing subcontractors meet that requirement.
How does the HLRB process work?
The board meets on the second Wednesday of the month. Applicants bring material samples to the hearing, and once approved, the certificate must be displayed in a front window during the work.
