General Contractor in Putnam Valley, NY
Westchester & Putnam General Contracting Service Serving Putnam Valley
Lake houses, hillside homes and year-round conversions in Putnam Valley, with complete permit packages and one project manager running the trades.
A Town That Wants the Whole Package
Putnam Valley’s Building & Zoning Department is clear that incomplete applications are not accepted. Depending on the job, the package can include a Bedroom Count form, a well form and a wetlands screening alongside the drawings. Missing one means starting over.
We assemble the full set before we go to Town Hall, so the review clock starts on the first visit.

Lakes, Ridges and State Parkland
The town was incorporated in 1839 as Quincy and renamed Putnam Valley a year later. Much of it is wooded ridge: about 14,089 acres of Fahnestock State Park lie within the town, and homes cluster around Lake Oscawana, Roaring Brook Lake and a string of smaller lakes.
This white two-story house is a Guardian roof replacement in progress. Steep driveways and lakeside lots are common here, so we plan staging and deliveries during the first visit.

Turning a Lake Cottage Into a Year-Round Home
Some Putnam Valley houses began as seasonal places by the water. Converting one for full-time living can mean insulation, heating, a larger electrical service and a better foundation, and any added bedroom brings the Bedroom Count form and septic questions into play. We look at all of it together so the conversion is priced and permitted as one project.

Putnam Valley General Contractor FAQs
Where do Putnam Valley permit applications go?
To the Building & Zoning Department at Town Hall, 265 Oscawana Lake Road (845-526-2377). Applications are taken weekdays from 10 to 3, and the Town does not accept incomplete packages.
Which code applies to my renovation?
Plans submitted from January 1, 2026 must meet the 2025 New York State codes. We build the permit set to that edition.
My lot is near a lake or stream. Does that matter?
It can. The Town’s forms include a wetlands screening, and properties near Lake Oscawana, Roaring Brook Lake or other water can face extra review. We check before design is final.
What about older materials in the house?
Renovations that disturb older building materials may trigger asbestos survey rules under New York’s 12 NYCRR Part 56. We raise it early so the schedule does not stall.
