Whole-Home Remodeling in Ardsley, NY
Westchester Whole-Home Remodeling Service Serving Ardsley
Coordinated renovations for Ardsley’s colonials, capes and split-levels, from layout and systems to kitchens, baths and finishes, with Village permits handled.
A Small Village With Steep Streets
Ardsley was incorporated in 1896 and grew along the Saw Mill River valley, the old Putnam rail line and the New Croton Aqueduct. Its neighborhoods climb the hillsides on both sides of the valley, and the Saw Mill River and Sprain Brook both run through the village.
Hillside lots and older houses often mean split floor levels, tight driveways for dumpsters and deliveries, and systems that were extended rather than replaced. A whole-home renovation addresses those together.
A Kitchen at the Heart of It
This kitchen is a Guardian project, with white shaker cabinets, a navy island and quartz countertops. In many Ardsley homes the kitchen is the room that drives a full renovation, and moving it changes plumbing, venting and electrical for the rest of the floor.
We design the kitchen first, then lay out the baths, bedrooms and storage around the new plan.

Planning for a Hillside House
- Access: steep driveways and narrow streets shape dumpster placement and delivery timing.
- Drainage: stormwater from new roofs, patios and driveways is reviewed by the Village’s Storm Water Management Officer.
- Split levels: raising or flattening a floor can open up a layout, but it affects stairs, headroom and the structure below.
- Sewer: new bathrooms tie into the existing sanitary line, which the Building Inspector also oversees.
How a Guardian Whole-Home Job Runs
- A walkthrough to list what the house needs, from wiring to finishes.
- Drawings, with an architect we recommend where the scope calls for one.
- Village permits, plus Board of Architectural Review filings for exterior changes.
- Demolition, framing, licensed rough-in, inspections, then finishes and the final sign-off.

Ardsley Whole-Home Remodeling FAQs
Who reviews a whole-house renovation in Ardsley?
The Village Building Department at 507 Ashford Avenue (914-693-1550, weekdays 9 to 4). Ardsley’s Building Inspector also serves as Plumbing Inspector, Sanitary Sewer Inspector, Storm Water Management Officer and Flood Damage Prevention Administrator, so one office sees most of the job.
Will the Board of Architectural Review get involved?
If the renovation changes the outside of the house, it may. The Building Department processes applications to the Board of Architectural Review, the Planning Board and the Zoning Board of Appeals, and we prepare the exterior drawings and materials those boards expect.
Our house is near the Saw Mill River. Does that matter?
It can. Because the Building Inspector is also the Flood Damage Prevention Administrator, properties in a mapped flood area may face extra requirements, especially for basements and mechanical equipment. We check the property before design.
Can the work be done in stages?
Yes. Some families renovate one floor at a time and stay in the house. We plan the stages so permits and inspections still follow a logical order.
