Basement Finishing in Yonkers, NY

Westchester Basement Finishing Service Serving Yonkers

Basements in Yonkers one-, two- and three-family homes finished properly, with the City contractor license, online permit and inspections in place.

Licensed for Yonkers, Specifically

Yonkers is the largest city in Westchester County, and it has its own rules that many contractors overlook. The City will not issue a renovation permit for a one- to three-family home unless the contractor has a City of Yonkers Home Improvement Contractor license. Guardian holds that license (#8580), along with our Westchester County license.

Hiring a contractor without it can stall a project before it starts, or leave you with work that was never permitted.

Framed interior stud walls and ceiling joists during construction by Guardian Remodeling Corp

From Bare Concrete to Framed Rooms

This photo from a Guardian job shows new stud walls and open ceiling joists, the point where the City inspector checks framing before anything is covered. In Yonkers basements, which are often under older multi-family houses, this stage also sorts out where meters, boilers and shared utilities stay accessible.

Everything is filed online with the Department of Housing and Buildings, and we schedule each inspection.

Common Yonkers Basement Projects

Family room

A carpeted or tiled living space with good lighting.

Home office

A quiet room with dedicated circuits.

Bathroom

A full or half bath, with a pump where the drain is high.

Laundry and storage

Finished, organized and kept clear of utilities.

Multi-Family Houses Need Extra Care

Many Yonkers homes have two or three units with shared basements. Before we price the work, we look at which unit the space belongs to, how many meters and boilers are down there, and how fire separation and exits work for the building. If the plan would create a separate apartment, that is a zoning and occupancy question for the City, not just a finishing job, and we tell you that up front.

Yonkers Basement Finishing FAQs

Does Yonkers require a special contractor license?

Yes. Before a permit is issued to renovate a one- to three-family house, the City of Yonkers requires the contractor to hold a City Home Improvement Contractor license from the Consumer Protection Bureau. Guardian holds City of Yonkers Home Improvement Contractor license #8580 (valid through December 31, 2026), in addition to Westchester County HIC #WC-38383-H24.

Where are basement permits filed?

With the Yonkers Department of Housing and Buildings, 20 South Broadway, 3rd floor (914-377-6500). Building permit applications are submitted online through the City’s CitySquared portal.

Can a two-family house get a finished basement?

Often, but the rules depend on how the basement is used and who uses it. A basement tied to one unit as a rec room or office is different from creating a separate living unit, which raises zoning and occupancy questions. We sort that out before design.

Who does the wiring and plumbing?

Licensed, insured electrical and plumbing subcontractors, filed under the permit and supervised by our project manager.
