Village or Town? It Matters
Brewster is both a village and a mailing address. The Village of Brewster, incorporated in 1894, is about a square mile around Main Street and has its own part-time Building Department at 50 Main Street (845-279-3760), with appointments Monday and Wednesday from 9 to 3. Much of the area with a Brewster address is in the Town of Southeast, which issues its own permits at 1 Main Street (845-279-2123).
We look up your property before quoting so the plan, the permits and the inspections go to the right office.

Small Village Baths, Updated
Brewster’s 19th-century houses often have bathrooms that were carved out of a bedroom or hall decades after the house was built. Common problems: a sloped ceiling over the tub, a drain that runs the long way across the floor and little room for storage.
The bath in the photo is a Guardian remodel with a wood floating double vanity, marble-look tile, black fixtures and a sliding glass shower door. A floating vanity keeps the floor visible, which makes a small room feel bigger.

Brewster Bathroom FAQs
Is Brewster bathroom work permitted by the Village or the Town?
It depends on the address. Inside the Village of Brewster, the Village Building Department at 50 Main Street handles it. Many Brewster mailing addresses are actually in the Town of Southeast, whose Building Department is at 1 Main Street. We confirm which applies before we quote.
Can a small upstairs bath fit a double vanity?
Sometimes. In older village houses we often borrow space from a closet or hallway. If that isn’t possible, a floating vanity with one wide sink and two faucets is a good compromise.
Who is licensed to do the plumbing?
Putnam County’s home improvement registration law leaves plumbing and electrical to their own County licenses. Our plumbers and electricians hold them, and a Guardian project manager supervises their work.
How do you keep dust out of the rest of the house?
We set up plastic barriers with zipper doors, cover the floors along the work path and run cleanup at the end of each day.
What warranty does Guardian give?
One year on our workmanship, in writing. Fixtures, glass and tile carry their makers’ warranties.
