A 1930 Lake Community, Still Changing
Lake Carmel was built from scratch. In the late 1920s the Smadbeck brothers’ Home Guardian Company dammed a swamp at the southeast corner of Kent to create a lake about 1.6 miles long, then sold small lots through newspaper ads to New York City families who wanted a summer place. The plat was filed in 1930. Lots were 20 by 100 feet, and two were needed for a cottage.
Nearly a century later, more than half of Kent’s residents live in the hamlet. Most of the cottages became year-round homes long ago, and many have been raised, enlarged or rebuilt. Some streets still have original bungalows next to houses that are less than twenty years old. That mix is why every Lake Carmel project starts with the same question: what is this house actually built on?

What Lake Carmel Houses Tend to Need
- Year-round comfort. Insulation, air sealing and a heating system sized for the house, especially in cottages that were winterized in stages.
- Space without a bigger footprint. Narrow lots push many owners to build up. A dormer, a raised roof or a full second story adds bedrooms without crowding the side yards.
- Updated systems. Older wiring, mixed plumbing and small electrical services are common in houses that were expanded several times.
- Foundations. Some early cottages sit on piers or shallow block. We check them before any new floor is added.
We open up questionable areas early and give you choices in writing, so the budget reflects the real house and not just the plans.

Lake Carmel Remodeling FAQs
Is Lake Carmel its own town?
No. Lake Carmel is a hamlet in the Town of Kent, so building permits come from the Kent Building Department at Town Hall, 25 Sybil’s Crossing. Septic and added bedrooms are reviewed by the Putnam County Department of Health, and electrical permits go through Putnam County Consumer Affairs.
Why are Lake Carmel lots so narrow?
The original plat, filed with the Putnam County Clerk in 1930, divided the land into lots 20 feet wide and 100 feet deep, and buyers needed at least two of them to build a cottage. Many houses still sit on two, three or four of those original lots, which is why side setbacks come up on nearly every exterior project.
Is my house on sewer?
Most likely not. Kent’s Route 52 sewer district was set up for a few dozen mostly commercial parcels along the highway. Most homes around the lake use their own septic systems, which is why we check the septic before planning a bedroom or a bathroom. Some streets are in Town water districts, while others are on wells.
Does being near the lake change the permit?
Yes, if the work is close enough. In Kent, work within 100 feet of the lake, a stream or a wetland needs Planning Board approval before the building permit is issued. Interior remodels usually don’t trigger it, but additions, decks and grading near the shore often do.
