Between the Great Swamp and Putnam Lake

Patterson sits in Putnam County’s northeast corner, along the Great Swamp and the East Branch of the Croton River, and inside the New York City watershed. Homes range from farmhouses and colonials on rural roads to the small-lot cottages and ranches of the Putnam Lake hamlet near the Connecticut line.

Working on Putnam Lake Homes

Putnam Lake began as a summer colony, and many of its houses sit on small lots close to their neighbors. Converting a cottage to comfortable year-round use, adding a bathroom or finishing a lower level can run into setbacks and septic limits faster than on a larger rural lot.

We start with the survey and the septic records, then design what the lot can support. Where groundwater is high, basement plans include drainage and moisture control before any finishes go in.

What does the Town of Patterson need for a building permit?

Three sets of plans stamped for Energy Code compliance, the contractor’s Putnam County license and liability insurance certificate, and the Putnam County licenses of the electrician and plumber. Applications go to the Building Department at Town Hall on Route 311.

Does the Town handle electrical inspections?

Yes. Since December 2022, the Town of Patterson has processed electrical inspection permits itself.

Can I add an accessory apartment?

Patterson allows accessory apartments under conditions in its code, and rentals are subject to the Town’s rental registration rules in Chapter 129. Any added bedroom also needs Putnam County Department of Health review of the septic system.

Is Putnam Lake part of Patterson?

Yes. Putnam Lake is a hamlet in the Town of Patterson, so the Town Building Department handles permits there. Its small lots and older cottages make septic capacity and setbacks especially important.

Does Patterson have rules about house numbers and stone walls?

Yes. The Building Department asks for reflective house numbers at least 4 inches high so emergency crews can find the house, and it notes that stone walls are an important part of Patterson’s history and should be left undisturbed.
