Renovating Bathrooms in Older Scarsdale Homes
Much of Scarsdale was built in the 1920s and 1930s, and the bathrooms show it: small tiled rooms with cast-iron tubs, a single pedestal sink and plaster walls over galvanized or early copper piping. They have a lot of character and often a lot of hidden wear.
When we open these walls, we usually find old drain lines, undersized vents and little or no insulation on exterior walls. That is the right time to upgrade. We replace the plumbing behind the tile, add proper ventilation, and plan heated floors or a larger shower if you want them.
Many homeowners want a bathroom that fits the house, not one that looks dropped in from a new build. We help you choose tile, fixtures and lighting that respect the home’s age while giving you a modern walk-in shower and storage.

The Village Checklist, Before Demolition Starts
Scarsdale is precise about bathroom permits, and planning around its checklist saves time:
- Non-structural remodel: permit application naming the bathroom, plus existing and proposed floor plans with fixture locations, in two complete sets with the fee.
- Structural remodel: plans designed, signed and sealed by a licensed architect or engineer.
- Trade permits: filed by the licensed plumber and electrician.
- On site: the approved stamped plans for every inspection, plus smoke and carbon monoxide alarms that meet the residential code.
The Building Department is at Village Hall, 1001 Post Road. Homes in Edgemont and other parts of unincorporated Greenburgh go through the Town of Greenburgh instead.
The Village’s rule is simple: every bathroom or kitchen alteration needs a building permit, because Building Code compliance has to be checked. Only ordinary maintenance is exempt. When no board is involved, plans are reviewed in the order they come in, so a complete first submission is the fastest route.

Scarsdale Bathroom Remodeling Questions
What does the Village of Scarsdale need for a bathroom permit?
Scarsdale publishes separate checklists for non-structural and structural bathroom remodels. A non-structural remodel needs the building permit application naming which bathroom, plus an existing and proposed floor plan showing fixture locations, submitted in two complete sets. If walls or framing change, the plans must be designed, signed and sealed by a licensed architect or engineer. Licensed plumbers and electricians file their own permits.
Our address says Scarsdale, but we are in Edgemont. Who issues the permit?
Edgemont and some other neighborhoods with a Scarsdale mailing address are in unincorporated Greenburgh, so the Town of Greenburgh Building Department handles the permit, not the Village. We check your tax map before preparing the application.
Our bathroom has original 1930s tile. Can any of it be saved?
Sometimes. Wall tile in good condition can stay if the plumbing behind it is sound, but most original floors are set in a thick mortar bed that has to come out to fix old drains. Many homeowners re-create the period look with new hexagon or basketweave floors and subway tile on the walls.
Do older Scarsdale homes need lead or asbestos precautions?
Homes built before 1978 may have lead paint, so we follow EPA lead-safe work practices when we disturb painted surfaces. Older tile adhesives, flooring and pipe insulation can contain asbestos, so we recommend testing before demolition. If it is found, a licensed abatement contractor removes it first.
Will the stamped plans really need to be on site?
Yes. Scarsdale requires the approved, stamped set of plans on site for every inspection. Your project manager keeps them there and books each inspection.
How long does Scarsdale take to review bathroom plans?
When no board is involved, the Building Department reviews applications first-come, first-served, so timing depends on the workload. If a project also needs the Board of Architectural Review, the Village says plan review normally takes about four weeks after BAR approval, and BAR approval is not a building permit.
Would a bathroom remodel ever go to the Board of Architectural Review?
Only if the outside of the house changes, for example a bump-out or addition that enlarges the bathroom. The BAR meets about every two weeks. An interior-only remodel goes straight to the Building Department.
Can a Scarsdale bathroom remodel be part of a larger house renovation?
Often it is. Scarsdale’s Building Department at Village Hall handles bathrooms, kitchens and whole-house scopes under the same municipal roof (the village and town are coterminous). When a bath is one piece of a larger plan, we file the full scope together. Related: whole-home remodeling in Scarsdale and basement finishing in Scarsdale.
