Westchester Kitchen Remodeling Service Serving Yonkers
Kitchen renovations for Yonkers houses and two-family homes, from Tudors in Crestwood and Lawrence Park West to Park Hill Victorians and two-families in Dunwoodie and Northwest Yonkers. City permits and every trade managed by one Guardian project manager.
Yonkers Kitchens Start With the House
Most of the kitchens we see in Yonkers were laid out in the first half of the 1900s. In single-family Tudors and colonials, the kitchen is usually at the back of the house, small, with a door to the dining room and maybe a pantry. In two-family homes, each unit has its own compact kitchen, stacked one above the other.
That history shapes the plan. Walls are plaster, floors are often out of level, and the space between joists is already full of old pipes and wiring. Nothing here is a reason not to remodel, but a good estimate allows for it.
Guardian holds City of Yonkers Home Improvement Contractor License #8580, which the City requires before it issues a permit to renovate a one- to three-family home, along with our Westchester County Home Improvement License #WC-38383-H24.
Common Yonkers Kitchen Projects
Prewar kitchen, opened up
Removing or widening the wall to the dining room, with a beam if it is load-bearing.
Two-family unit kitchen
Durable cabinets and counters, new circuits and plumbing, finished between tenancies.
Galley to L-shape
Reworking a narrow galley to gain counter space and a spot to eat.
Two-Family Homes: Planning Both Floors
- Kitchens in stacked units share drain lines, so work on the upper kitchen is planned with the unit below in mind.
- Water shutoffs and noisy work are scheduled and communicated to the other household.
- Fire separation between units is maintained wherever walls or ceilings are opened.
- Finishes are chosen to hold up to years of daily use, not just to look good on day one.
Many Yonkers owners live in one unit and rent the other. We keep your tenant informed, protect common hallways and stairs, and leave the building clean each day.

Yonkers Kitchen Remodeling FAQs
Who issues kitchen permits in Yonkers?
The City of Yonkers Department of Housing and Buildings. Applications include a letter of transmittal, two sets of plans and insurance documentation, with digital copies on a USB drive, and plans generally must be signed and sealed by a New York licensed architect or engineer. Online filing is also available.
Can we remodel the kitchen in both units of our two-family?
Yes. We often do the owner’s unit first and the second unit at tenant turnover. Doing both at once can save on design and plumbing work because the kitchens usually stack.
Can we open the kitchen to the dining room?
Often, but in many prewar Yonkers houses the wall carries the floor above. An engineer specifies a beam, it goes on the sealed drawings, and the framing is inspected before it’s covered.
Our street is steep and parking is tight. Is that a problem?
It’s normal in Yonkers. We plan smaller deliveries, schedule cabinet and countertop drops for times when there’s space, and keep debris contained on your property whenever possible.
Do you replace old wiring during a kitchen remodel?
Kitchen circuits are brought up to current code when the kitchen is rebuilt, by licensed electricians we supervise. If the house still has older wiring elsewhere, we’ll point it out and price it separately.
