Remodeling Contractor in Ossining, NY
Westchester Home Remodeling Service Serving Ossining
Renovations, additions, kitchens, baths and roofing for homes in the Village of Ossining and the unincorporated Town. Guardian has remodeled homes in Westchester and Putnam since 1980, with one project manager supervising licensed trades from permit to final inspection.
Two Ossinings, Two Sets of Rules
Ossining is unusual: the Village and the Town each have their own building department, and a mailing address doesn’t always tell you which one you’re in. Part of the Village of Briarcliff Manor also sits in the Town. Before we draw anything, we confirm the jurisdiction from the tax map.
The housing is just as varied. The Village rises steeply from the Hudson, with Victorian and Italianate houses, brick row buildings downtown and the old Sparta neighborhood along the river. The Old Croton Aqueduct trail runs right through town. Farther inland, the unincorporated areas have more postwar capes, splits and colonials on larger, wooded lots.
Village of Ossining Permit Checklist
Requirements the Village lists on its building permit application, which we prepare for you:
Online application
Submitted through the Village’s Municity/CitySquared portal, as PDFs.
Insurance & license
Liability, workers’ comp and disability certificates naming the Village, plus the contractor’s Westchester County license.
Sealed plans
Architectural plans signed and sealed where the work requires them, plus manufacturer specs.
Trade permits after
A Westchester County licensed electrician and plumber apply for their permits after the building permit is issued.
Wetlands review
Properties in a freshwater wetland or its buffer may need a wetlands review by the Building Department.
Driveways
Since May 2024, new, expanded or replaced driveways and parking areas need their own permit.

Ossining Remodeling Questions
Village or Town of Ossining: which building department do I use?
It depends on where the property is. The Village of Ossining Building Department covers homes inside village limits. The Town of Ossining Building Department has jurisdiction only in the unincorporated area outside the village. Both happen to work out of the same Operations Center on Route 9A, but they are separate offices with separate forms.
How long does a Village of Ossining permit take?
The Village’s application says a four-to-six-week review is typical, with more time for larger projects. The Village takes applications online through Municity/CitySquared, and it wants insurance certificates naming the Village and a copy of the contractor’s Westchester County license. We submit a complete package so the clock starts right away.
Is my house in a historic district?
The Village has the Downtown Ossining and Sparta Historical and Architectural Design Districts, plus a Downtown National Register district. Exterior changes in a design district need a Certificate of Appropriateness from the Historic Preservation Commission before the building permit.
Do I need a permit for a new roof in the unincorporated town?
Yes. The Town of Ossining notes that New York State requires a building permit whenever a roof is changed. Town applications must be notarized and include sealed plans where the work calls for them.
