Home Additions in Chappaqua, NY

Westchester Home Addition Service Serving Chappaqua

Family rooms, primary suites, second stories and kitchen extensions for Chappaqua homes, sized to New Castle’s floor-area rules and taken through architectural review by one Guardian project manager.

Making More Room Without Leaving Chappaqua

Plenty of Chappaqua families love their street and their schools but have outgrown the house. Colonials, capes and split-levels from the mid-20th century make up much of the housing near the hamlet center, and many were built with small kitchens, one family bathroom and no main-floor bedroom.

An addition is often the answer, but in the Town of New Castle the size is set by a floor area ratio and coverage limit, and the look is reviewed by the Architectural Review Board. We start with both so the plan we price is one the Town can approve.

Additions That Suit Chappaqua Houses

  • Rear family room & kitchen extensions. Opening the back of a colonial to the yard, often with a mudroom from the garage.
  • Primary suites. On the first floor for long-term living, or over the garage where the roof allows.
  • Second-story additions. Turning a ranch or cape into a full two-story house when coverage is tight.
  • Bump-outs. A few feet for a breakfast nook, a larger bath or a deeper entry.

When an addition grows into a whole-house project, our full home remodeling team can plan both together, and if the numbers favor starting over, we can compare it with a custom home rebuild.

Chappaqua Addition FAQs

Do I need ARB approval for an addition in Chappaqua?

In the Town of New Castle, Architectural Review Board approval is needed for a building permit with few exceptions, and exterior additions are generally reviewed. We prepare elevations and material selections for the board.

What does the F.A.R. and Coverage worksheet do?

It shows how much floor area and lot coverage your house has now and how much the zoning district allows. It’s part of the building permit application, and it tells you early whether the addition you want fits or needs a variance.

We're on septic and adding a bedroom. What happens?

New Castle requires Westchester County Department of Health approval for bedroom additions. For any work on an existing home with septic, the Town also asks for proof the system was pumped within the last five years, or proof of sewer connection.

Can you build a second story instead of expanding the footprint?

Often, yes, and it can help when coverage is tight. It still counts toward floor area, and the existing foundation and framing have to be checked by an engineer.
