General Contractor in Rye, NY

Westchester General Contracting Service Serving Rye

Whole-house renovations, additions and major remodels in the City of Rye, managed by one Guardian project manager. BAR referrals, flood-zone rules, neighbor notice and every trade on site coordinated from the first drawing to the final inspection.

Renovating in a City on the Sound

Rye packs a lot of variety into a small city. Near the water, around Milton Point, Rye Beach and the harbor, houses sit low and many are in FEMA flood zones. Inland, the streets around the downtown and toward Rye Brook and Purchase are lined with early 20th-century colonials, shingle-style houses and Tudors, along with postwar homes that have been expanded more than once.

Older Rye houses are well built but rarely simple. Opening a wall can reveal knob-and-tube wiring, a beam that was cut for a past renovation, or a foundation that needs work before it can carry a second floor. A general contractor’s job is to find those conditions early, price them fairly and keep the rest of the project moving.

Rye Rules That Shape the Schedule

Board of Architectural Review

Exterior changes that aren’t small projects are referred to the BAR, a seven-member board that includes at least one licensed architect.

Neighbor notice

Certified-mail notice to abutting and facing owners at least 14 days before the BAR meeting.

Floodplain permit

A Chapter 100 floodplain development permit and elevation certificates in mapped flood areas.

Substantial improvement

Projects costing 50 percent or more of the building’s value can require the whole house to meet flood standards.

City Hall

Permits and inspections through the Rye Building Department at 1051 Boston Post Road.

Trade permits

Electrical and plumbing work by licensed, insured subcontractors, inspected before walls close.

What a General Contractor Handles for You

  • One schedule: carpenters, electricians, plumbers, HVAC, tile and finish trades in the right order.
  • The paperwork: drawings coordinated with your architect, the BAR application, floodplain documents and the building permit.
  • Budget control: a written scope with clear allowances, and changes priced before they’re built.
  • Site management: deliveries, parking, dumpsters and protection for neighbors on Rye’s closer-set streets.
  • Quality checks: inspections passed in sequence and a punch list closed before you sign off.

Rye General Contractor FAQs

Does every exterior change in Rye go to the Board of Architectural Review?

Not every one. In the City of Rye, building permit applications that change a building’s exterior appearance are referred to the BAR unless they qualify as a small project. Additions, new facades and other significant exterior changes generally go to the board, and the Building Inspector makes the referral.

Do our neighbors have to be notified?

For BAR review, owners of abutting properties and those directly across the street must be notified by certified mail at least 14 days before the meeting. We prepare the list and send the mailing as part of the application.

Our house is in a flood zone. Does that limit a renovation?

It can. Work in Rye’s mapped flood hazard areas needs a floodplain development permit under Chapter 100 of the City Code. And as in every community in the National Flood Insurance Program, if the cost of improvements reaches half the building’s market value, the whole house generally has to be brought up to current flood standards. We look at that threshold before the scope is final.

Can you work while we live in the house?

Often, yes, for projects that leave a kitchen or bathroom working. For whole-house renovations most families move out for part of the job. We’ll tell you honestly which applies before you sign.
